Holland Township NJ 08848 Data on Homes for Sale, April 2011 - Hunterdon County Real Estate Market Reports

While low-priced foreclosure homes for sale and an estate dominated Holland Township NJ 08848 closings during March, the higher priced houses are beginning to move now too! As of April 23, the GSMLS system reports that the 4 that went Under Contract this month range from asking prices of $344,000 - $549,000. Despite the huge surge in new listings, the market absorption rate (inventory) as of today is just 7.6 months. Clear signs of an improving picture, based on my analysis of up-to-date market data!

I'm eagerly awaiting a burst of spring real estate market activity in Milford NJ! As of today, March 21, there has been 1 closing on homes for sale this month, so at least the Average Sold Price chart won't look quite as bare next time I update my market report! One of the Under Contract houses is reportedly closing on the 31st but I make no promises...
We have 16 active homes for sale in Milford. Some other sellers may join them for the spring market. Traditionally, lenders required Appraisers to fulfill 3 criteria when appraising a home:

Today, lenders are requiring the appraisers to find comparable sales that closed within the past six months and sometimes three months. Due to the lack of home sales, appraisers do not have sufficient comparable sales. They are now forced to use comparable sales of different home styles. This is not a true or accurate value of the home in question.
Another issue is in reference to distressed properties, i.e., foreclosures and short sales. Appraisers should not use foreclosed properties in their array of selected comparable sales if there are “arms-length” closed transactions available. This use results in an unrealistic value for the subject property. It weakens the market even further, and it is a major factor, today, in keeping down values.
The “fix and flip” property can greatly skew market values. A flip might sell for a low price because of the inferior quality of the renovations yet pull down area averages.
Out-of-area appraisers can be a huge problem for appraisal values. Banks should make a greater effort to assign local appraisers to evaluate local properties because there are unseen factors that contribute to value. Unless one is familiar with local attributes, those factors are not considered. The in-area appraisers are familiar with the local benefits of location and school systems, as an example; the buyers are familiar with these factors also, but the appraiser from another area is not.

December Challenge - Days 27 - 29 in Northwestern NJ, Irene Kennedy
My area was spared from tons of snow dumped elsewhere in the Northeast. Sure, we got some but nothing that kept us snowbound - or me from being productive in real estate!

12/27 - Worked on my market report graphs, so they'll be ready to roll in early January. Made it to my office by noon and called some leads that were transferred to me; nothing yet promising. Extended one of my listings. Lots of back and forth on a rental issue.
12/28 - Resolved the rental issue and the lease was signed by both parties. Called a few more leads. As one of the few agents in the office yesterday, I picked up a potential buyer of foreclosures. Started cleaning up tags I've used in my posts.
12/29 - Took that buyer to see 2 foreclosure homes for sale and wrote up a very attractive offer on one of them!
