This place is huge! Several greenhouses that currently house "annuals", together with perennials and shrubery outside.

Trying to figure out how much you can afford when buying a home can be tricky. You need to consider things like employment status, downpayment amount, and savings. It can all be very confusing. The Marchany Team can help you decide how much Central New Jersey home you can afford. The Marchany Team suggests the following tips to help you decide how much you can afford when buying a Central New Jersey home.

  • Monthly Payment: The general rule-of-thumb states that your monthly mortgage payment on your Central New Jersey home should be no more than about 28 percent of your gross monthly income. If, for example, you earned $60,000 per year, the maximum amount you could afford to pay each month is $1,400. The formula for figuring out your maximum monthly payment is: your annual gross salary x .28 = the total dollar amount you should spend on your mortgage each year. Take that annual mortgage amount and divide by 12. This will give you the maximum amount you should spend each month on your mortgage.
  • Job Security: If you have recently changed jobs or your company is undergoing layoffs, now might not be a good time to buy a new Central New Jersey home. As the economy recovers, jobs will become more secure and home buying will be a better idea.
  • Savings: Few Americans have much, if anything, saved. What's worse is that many people are carrying a staggering amount of debt. You need to look at your debt-to-income ratio. It is recommended that your debts should be no more than 40 percent of your gross income. If you find yourself above a 40 percent debt-to-income ratio, you may want to pay off some debts before you go house hunting in Central New Jersey.
  • Emergency Fund: Before you even begin to shop for a new home in Central New Jersey, you should add up one month of your living expenses. Multiply that total by six. This gives you the amount of money you should have in an emergency fund in case you experience a job loss or other financial crisis.
  • Down Payment: Your down payment is the amount you need to save in addition to your six-month emergency fund. Generally, your down payment should be at least 20 percent of the purchase amount of your Central New Jersey home.
