This blog is to express my concern about the rental clients. They have to pay three months and a half when they're renting a house through real estate. For a house that's expensive its kind of hard for someone to come with For example: seven thousand dollars on a house rented for two thousand a month. They might as well put the down payment on a mortgage. We have to find a way to make the landlord pay for it so that we could penetrate business a little bit. We're going to need all real estate agent's help and lanlords. Let me remind any landlord reading this blog that it benefit you too because instead of leaving the house vacant, you give up a month rent so that you could get pay for the rest of the eleven months in a one year lease.

In todays Market people don't want to sell their house if its being on the market for six months and the prior contract has expired.Most of them say that i will wait till the economy get higher and our job as real estate agent is to persuade them so that we could list their house, its not going to be easy but we can do it. Orange residential listings were up at 174 with an average price of $261,851. New listings were slightly lower with virtually no change in the average price of 4294,078. Only two sales were scheduled to close, down from nine with an average price of $221,950, representing an increase of 8%.
Sales were down 50% at 4 for the month, with an average sales price of $264,250 verses last year's $263,688

The volume of listings remained very consistent for July 2007 & July 2008. In July 2007 there were 177 listings averaging $281,589 and July 2008 had 172 listings averaging $256,641. The change in price point represented a 9% reduction.
Equally interesting was the consistency in the number of new listings during the same period. July 2007 came in with 32 listings averaging $257,766 and July 2008 at 35 listings averaging $263,240.
Now we come to the numbers reflecting the sales activity. July 2007 had nine properties go under contract averaging $282,311 versus July 2008 with only six properties averaging $312,267.
Finally, the month of July 2007 closed out with 10 homes sold averaging $268,930, while July 2008 saw two homes sold averaging $186,000.
In summary, the market remains robust for listings. Sales on the other hand are down , as are the sales prices.
