My Phillipsburg NJ 08865 Market Report on homes for sale is based on GSMLS data as of June 15, 2011. To prepare for a listing appointment today in the coveted Hillcrest section of town, I ran numbers for the market absorption rate (inventory). We're down to 16 months worth in Phillipsburg - a far better number than it was 2 months ago!

As of today, there are 4 Phillipsburg NJ 08865 homes for sale that moved into the Under Contract status so far in June and 50% of them are my listings. Yes, both my Pursel Hill section As-is homes for sale have solid agreements; one short sale may take some time to actually close due to the second bank involved. The other is due to close the 1st week of August.
