Ramsey Golf & Country Club - Worth the Price
I’m often asked at Open Houses or by my clients considering purchasing a home in the Ramsey Golf & Country Club, “what is the value of living in the Club?". It's a valid question, particularly in today's current economic market.
Historically, the 550 homes that comprise the Ramsey Country Club have been valued a little higher than comparable homes in the town of Ramsey . It has always been a desirable area especially for people interested in taking advantage of all the amenities it has to offer: 18-hole private golf course, paddle tennis, pool, lake for fishing and canoeing, 2 restaurants and lively bar, social events for every age group and a “community within a community” feel.
However, with the current state of the economy and unemployment rates coupled with the taxes in Ramsey, some people tend to weigh the benefits vs. the costs of moving into the Club more so than ever before.
There is a premium to live in the Club. There is a $4500 transfer fee due at closing and dues and capital assessment run about $200 a month. The restaurant minimum, which is a common practice for country clubs, is $275 per quarter. Some might balk at the quarterly minimum but food, beverages and occasionally the fees to attend social events are applied to it.
The main restaurant, The Lakeside Grille, just hired a respected area Executive Chef, Arthur Toufayan (formally of Café Amici in Wyckoff and Ho-Ho-Kus) and the reviews have been very favorable. The view of the course and the 17th fairway’s lake from the Lakeside Grille and its more upscale sister restaurant The Abbey is truly spectacular and unmatched by any other dining establishment in Northwest Bergen County. Good food, a warm and inviting atmosphere and incredible views make it easy to spend $275 there over the course of 3 months.

With club membership, comes the opportunity to join golf, paddle or the pool. The golf programs offer something for every household: the most reasonably-priced packages for family, individuals, weekday only and junior in probably the entire Tri-State area. Unlimited golf on a private, 18-hole course in the middle of the neighborhood while being only 40 minutes from Manhattan is truly unique. The pool, competitively priced with the Ramsey town pool, is situated on Mirror Lake and has a competitive swim team for children. The Paddle Tennis program is becoming wildly popular both from a social and competitive standpoint for players at all levels.
The Club also offers a wide range of social activities encouraging camaraderie. Recent parties like Oktoberfest, Comedy Night, St. Patrick’s Day and 70s/80s have drawn up to 200 members and their friends at each event. The Club hosts free events for the children like the Holiday Party (Santa arrives on a golf cart!), Spring party (egg hunt and petting zoo!) and Halloween (complete with costume parade!).
So, what if a buyer is not interested in all that the Ramsey Golf & Country Club has to offer? Does it still make sense to buy and take on the associated fees? Probably not but considering that the Club represents about 20% of the town of Ramsey, it is difficult to ignore the great homes that are on the market in the Club. Beyond the amenities, it is a close knit community in a desirable area for buyers. Resale value can also be considered in deciding to buy in the Club as there are many buyers who ONLY want to live in the Club.

Located in NW Bergen County, NJ, the Ramsey Golf & Country Club began as a 220 acre estate called, "Arlena Towers”in the early 1900s. The original mansion was of ancient Norman architecture and modeled after the famous Ramsey Abbey, erected in Hampshire, England, by King Edward the Elder around 900 A.D.
In 1940, the estate was sold to National House and Farms Association. The residential development was named the Ramsey Country Club Estates. Each purchaser agreed to abide by the rules of the Club by accepting title and was issued a share of stock, a practice which is still in effect.

Approximately 40 homes were built before World War ll forced a halt to construction due to material shortages. Being unable to continue building, National House and Farms offered the building lots for sale. They agreed to turn over the mansion and surrounding property, including the original 9-hole golf course, to the existing homeowners. Thus, the Ramsey Golf & Country Club was born. The early members contributed hours of time and labor toward maintaining and developing the facilities. At that time, there was no staff of any kind; all cooking, serving, cleaning, and gardening was done by the members.
Today, the Ramsey Golf & Country Club is comprised of 550 homes and boasts amenities such as an 18-hole golf course, paddle tennis, a pool, and a clubhouse home to 2 restaurants, a bustling bar and a ballroom big enough to host parties of more than 200 guests.
Beyond the amenities, Club members also praise the unique community the Ramsey Golf & Country Club has created. Some members are second generation, having grown up in the club and deciding to return to raise their own families. Others come to the Ramsey Golf & Country Club to meet people and make friends quickly. The affordable golf packages and sporting options for the whole family make it an exceptional and unmatched opportunity in Bergen County. It is truly a “community within a community”.
The Ramsey Golf & Country Club also offers social activities – some official and some not –all year round. From the luminaries spectacular on Christmas Eve where every street in the club is lit with candles to gathering to watch the 4th of July fireworks on the 12th fairway, there’s always an example of this “community within a community”.

Winter days draw the kids to the 14th fairway to sled or to skate on one of the four lakes. Ramsey Country Club & Golf summers are busy with swim team meets, canoeing and fishing on the lake, BBQs on the patio, golf tournaments, and the very popular Junior golf program. In between there are member social events like Oktoberfest, Halloween party for the children, Comedy Night, live jazz on the patio, St. Patrick’s Day Party and the Family Pool party.
All this and The Ramsey Golf & Country Club is only 40-minutes from Manhattan plus the town of Ramsey which in and of itself is a desirable town with award-winning schools, shops and restaurants, easy access to ski areas and hiking, and a train to NYC.
