Riverdale - Blue Realty GMAC Real Estate Services encourages first time buyers to explore the opportunities foreclosed properties offered for sale may afford them.
According to Charles Blumenkehl, President of Blue Realty GMAC, "Foreclosed properties offered for resale many times are in reasonable condition and are priced more aggressively so as to encourage a quicker sale, compared to occupied and listed properties offered for sale".
"Additionally", said Blumenkehl, "organizations like HUD (Housing and Urban Development), the VA (Veteran's Administration), and the New Jersey Housing and Mortgage Finance Agency (HMFA), for whom we have been co-exclusive agent for since 1999, prefer the buyer to be an owner/occupant, and have developed special programs to encourage first-time and traditional buyers to look at their REO, or foreclosed, property inventory."
To buy an REO, as with any property, Blumenkehl suggests that buyers begin by finding out how much mortgage they can afford. Then, develop a "wish list", firming up the features you want in a home, and where you want it to be. Find a real estate broker who you think you will be comfortable with. Your agent should be familiar with the home buying opportunities available within the market you are looking, including REO properties listed for sale and mortgage and home-buying programs that are available. For instance, if you are buying a "fixer upper", there are programs that can help finance the repairs.
When you make an offer on a home, it's a good idea to make it subject to a home inspection conducted by an independent authorized inspector. Most REO properties are sold "As-is, What-is, Where-is", but the buyer should look to a qualified eye so the buyer knows what "As-is" means. AREA MARKET REPORT FOR RIVERDALE BORO., NJ JANUARY 2008
During the month of January 2008 there were eight newly marketed properties in Riverdale Boro., NJ. The least expensive property listed is a first floor condo with an asking price of $294,900.00. It features 5 rooms 2 bedrooms and 1 bath. This complex was built in 1999 and is a 55 and over complex. The most expensive property was built in 1957 and is a twelve room ranch with 3 bedrooms and 3.2 baths. The asking price is $749,900.00. The overall average of these properties asking is $424,061.00.
Three properties went under contract with an average asking price of $413,233.00 and had been on the market for an average of 60 days.
Three properties transfered title with an average asking price of $434,673.00 and an actual average SOLD Price of $416,666.00. These properties averaged being on the market for 69 days.
Two properties expired from the market with an average asking price of $478,950.00 and they had been on the market for an average of 153 days.
Riverdale Boro., NJ is a very nice small town in which to live. This town has one of the lowest taxable's in the area, due to so many rate-ables on the main highway of Route 23. The town has one school that goes from kindergarten till eight grade then the kids go to a regional high school. The town is a safe town you can even walk down its lighted main street (Newark Pomton Turnpike) at night. The town offers a local park for the kids to play in and is serviced by a Christian Reformed Church. There is plenty of employment available within minutes of the area and is easily accessible to major highways and transportation.
