Today's Philadelphia Daily News announced that the Dad Vail Regatta will be hosted this coming May in Rumson, a change of venue after 56 years on Philadelphia's Schuykill River.
The Dad Vail Regatta is the largest collegiate regatta in the United States, with over 100 colleges and universities from the U.S. and Canada. The Dad Vail was held in Rumson one year in the 1930s. Held in Philadelphia since 1953, the two-day event attracted 122 schools last year and draws about 30,000 to 45,000 spectators.
Philadelphia's organizers said city costs have doubled and corporate donations have dipped, and Rumson offered to contribute $250,000 to next year's race. Rumson Mayor John Ekdahl says officials are thrilled and think the event will benefit Rumson and other towns along the Navesink and Shrewsbury rivers.

"Rumson, New Jersey, representatives approached us after learning that we have a need to restore financial reserves and made a very compelling proposal to host the event in 2010," Dad Vail President Jim Hanna said in the release. "Their support will preclude the need for large increases in registration fees to participating crews while continuing to benefit the Philadelphia community rowing programs."
Mayor Ekdahl said hosting the event "gives us and the sport instant credibility in the Two River area."
Rumson-Fair Haven Regional High and the borough's recreation department launched the Rumson Fair Haven Crew program three years ago, although the team is entirely self-supporting, receiving no funding from the RFH school budget. Beginning this weekend, residents of Peninsula towns including Rumson, Fair Haven, and Little Silver are invited to submit photographs of their exterior autumnal decorations showcasing the creative, picturesque, and whimsical tastes of homeowners residing between the two rivers.
All Halloween, Thanksgiving, and fall house decorations will be considered. 
As part of their community outreach program Sharing Resources, Resources Real Estate will donate a Thanksgiving pie for every home submitted to the contest to Lunch Break in Red Bank and will make a monetary donation to the firehouse of the winning home's town.
Entries can be submitted by uploading photos here or by depositing snapshots in the wall mailbox at the agency's 112 River Road address. Submissions can be made by the homeowner or nominated by another party such as a friend or neighbor.
Voting will take place in person as well as online and the winning homeowner will receive an exquisite floral table arrangement for their Thanksgiving setting to accompany their seasonal style.
Resources Real Estate owner Carolynn Diakon said, "We hope this contest will inspire homeowners to take advantage of the beautiful, seasonal resources our area has to offer in an effort to complement the exceptional architectural detail of Peninsula towns."
Diakon hopes the contest will become an annual event - one in which area residents will anticipate and plan for each year during the months leading up to and including autumn.
Every Monday through Friday, Lunch Break serves over 2,500 free hot meals each month at its location on 121 Drs. Parker Boulevard with another 400 meals being delivered to home bound seniors. The Pantry also provides groceries to those who need help and more than 500 children receive Christmas gifts. Social, medical and legal services are available onsite and clothing in good repair is handed out once each month.
Peninsula Harvest Home Decorating contest submissions can be made until Monday, Nov. 23 and the winner will be announced by a special guest at the Resources Real Estate offices on Tuesday, Nov. 24 at 10:00 a.m. For more information call 732-212-0440.

As you can imagine, that is the question that I get asked the most.
On my website I have a market report section that is updated every quarter.
Click on your town on the right hand side bar for your updated report. If your town is not included- email us and we will send one to you.
You may be surprised to note that in Rumson,for instance, the price ranges that are currently selling the most are $500,000 - $600,000 and over $2M Homes. Over $3M still take longer on average - the luxury market for obvious reasons always takes longer in any market.
Rates remain low, inventory is still high, so plenty of choice, and with some very motivated sellers It is a GREAT time to buy. I believe in real estate. I bought my first home when I was 19 years old in London, which is currently one of the highest priced cities in the world!. I continue after 20 odd years in this business to believe in it. I have continued to buy and just recently purchased a home in Middletown and a 1768 farmhouse in Eatontown.
For those first time buyers or if you have not owned a home for three years the $8000 credit is good until December 1st, 2009. Use it.
The second most common question - " When will we hit bottom"?. Simple answer - "I don't know', and guess what neither does anyone else!!. I do sense the decline in buyer confidence abating and that we appear to be leveling off. This does not mean that prices will suddenly go back up, as with any cycle it takes a long time for the cycle to complete. It does not spike and plummet like the stock market, and I do not see prices going up anytime soon. Therefore,my advice to the seller who is thinking of waiting- you might have to wait for several years just to get back to where we were 2 years ago. For the buyer, I advise moving ahead in this period before mortgage rates move upward and change the affordability factor. Smart sellers have been moving with the market, pricing correctly the first time and selling quickly, freeing up equity to invest in other real estate.
Remember, selecting a realtor is not like choosing a pair of shoes. Please consider the size of the transaction before deciding to place the responsibility upon a friend or acquaintance to represent you. Besides intelligence and knowledge, look for integrity and ethics. Some agents do less transactions but with better results. Speaking as an agent consistently in the top 1% of my industry, I encountered agents wiling to take short cuts with their ethics and integrity; these actions usually represent the agents interests better than yours. Meaning you may get your house sold, but at the short end of the stick, and sometimes end up being in a position of having to take less than you might have.
Even a good agent is only as good as their client allows them to be. In some cases the client ignores good advice and ends up selling for less later on.
