Real Estate Outlook: Bank of America Halts Foreclosures

Paul F Stillwaggon NJ Estates Real Estate Group: Real Estate Agent in Warren, NJ

It's announcement has been received with mixed reviews. Many homeowners on the brink of foreclosure are breathing a temporary sigh of relief, as Bank of America announced it would become the first major bank to halt both foreclosure proceedings and sales. This will take effect in each of the 50 U.S. states.

The decision comes on the heels of mounting political pressure, namely that from Senator Christopher Dodd, chairman of the Senate Banking Committee, and the impending November 16th hearing on foreclosures.

The temporary cessation of foreclosure proceedings will give Bank of America time, in the wake of the mortgage crisis, to review its own methods, to ensure fairness and that no predatory practices are in place.

Zillow.com is reporting that the foreclosure rate climbed again in August and became an even larger portion of monthly transactions. Foreclosure resales as a percentage of all sales in August were 19%, up 2 percent from July.

In an housing market that is already anemic, however, will this halt bring more paperwork, pressure, and slowed sales?

Vicki Cox Golder, NAR President, notes, "There are valid foreclosures that should move ahead quickly, and we shouldn't lump them in with mortgages that are suspect. That would cause deep problems in an already fragile market and throw many families into uncertainty."

The National Association of Realtors also reports that "thousands of first-time and move-up buyers who hoped to make a foreclosed property their new home now face uncertainty, anxiety and possibly remorse as they worry that closing on their desired property could be in jeopardy."

This temporary halt could also put more pressure on an ailing job market. Remodelers, contractors, and other workers employed to rehab newly purchased foreclosures may now find themselves without work.

Last week it was reported that U.S. Payrolls had already dropped 95,000 in September.

Will the Fed take action under this mounting pressure when it meets up on November 2nd and 3rd? Time will tell and we'll keep you posted of any changes that may coming your way.

For now, the market remains mostly unchanged. According to the NAHB/Wells Fargo Housing Market Index, results remain "dismal." They report that new job formations slowed in the second and third quarters and both businesses and consumers pulled back on purchases. Overall uncertainty over economic growth has become the latest impediment to a resurgence in new housing -- even with historically low interest rates, leveling house prices and pent-up demand from unformed households.

Zillow predicts that a bottom in national home values will happen later this year or early next year at the latest.

It looks like for now, the housing market will continue on its weakened path.

While a good portion of our business at The Jannone Team focuses on Bridgewater, Hillsborough, and Basking Ridge, we serve Central New Jersey and all its communities. We have been active with successfully marketing and selling homes in the Historical town of Somerville.

The town of Somerville is the county seat of Somerset County and encompasses only 2.36 sq miles. It is surrounded on all four sides by Bridgewater. It boasts a diversified selection of homes for everyone, from apartments all the way up to Victorian homes and Stately Colonials.

This quaint town might be small in size but it is large in spirit. It is the sponsor of many downtown events. One of the most well known events is The Tour of Somerville, also known as the "Kentucky Derby of Cycling." This Tour is held every Memorial Day and it is the oldest major bicycle race in the United States and a legend in the lore of bicycle racing. People from around the world come to participate.

Every Friday night from Memorial Day through Labor Day Somerville has a party on Main Street. Come stroll, shop, dine in the outdoor cafes and view hundreds of vintage cars. Also, there are free outdoor concerts held outside the Historic Courthouse at 7 pm and fireworks.

Somerville is a great place for commuters, with easy access to all major highways going N, E, S, and W . . . including routes 22, 28, 202, 206, I-287 and I-78. Somerville is serviced by NJ Transit’s Bus and Train lines with service to many destinations including, Newark/New York, Trenton Line with connections to Philadelphia.

There are no official distinctions of neighborhoods or sections in Somerville, but it can be roughly divided as follows:

• Downtown – The Historic Somerville Main Street District is lively and bustling with business. Well known for their antique shops, many resturants – including fine dining, and local businesses. Somerville NJ Transit Train Station which has service to Newark/New York and Philadelphia. This is the center of life in Somerville with plenty of people moving through each day.

• Hospital Section – This area surrounds Somerset Medical Center. It offers tree lined streets and a quite residential lifestyle. Yet, still convenient and just minutes from major highways and shopping areas. The homes vary in size from small and quaint, to larger colonial style homes.

•West End Section – The west end section of town is within walking distance to the downtown. In this section of Somerville there are many beautiful Victorian and Stately Colonial Style homes.

• National Register Properties in Somerville

Somerville has a significant number of National Register and Register-Eligible properties representing various eras. They are:

American Red Cross Babysitting Course

William Collins, Vice President: Real Estate Agent in Scotch Plains, NJ

The American Red Cross Babysitting Course says gone are the days of calling the neighbor's daughter to babysit. At least, without her having the proper credentials. Childcare on all levels is important. When education on childcare can be obtained, it should be embraced, because it only enhances the provider's knowledge. Case in point, the American Red Cross Babysitting Course offered May 22, 2010, 9:00 a.m. until 3:30 p.m., in the Fuld Auditorium, Somerset Medical Center, Somerville.

The course is geared for youth ages 11 -15. The objective is to provide them with skill sets essential to provide safe and responsible care in the absence of parents or guardians. The training is designed to foster leadership skills, professionalism, basic care, safety, safe play and first aid. Upon completion the student will receive a certificate and an illustrated book. Students should bring lunch and a snack. The fee is $60. Call 908-203-6234 to register or visit somersetmedicalcenter.com/events. The American Red Cross Babysitting Course is limited to 12.
