My office had a guest speaker on March 10, 2009. Albert Bolle, an excellent local appraiser, reviewed some hard data on local Sussex County, NJ, homes sales within a one-year period. I took notes on Al's lecture and did an Excel spreadsheet.
Home values in Sparta fared MUCH better than any of the other Sussex County towns cited. Mortgage rates remain low, so buyer's dollars stretch further.
So it IS really a good time to sell that home in Sparta.

Largemouth Bass, Yellow Perch and Bluegill are all waiting for an offering in local lakes and ponds.
Try worms, minnows, spinners, crickets, plugs and flies... all should work in short order as the bass and bluegills are in Prespawn and looking for protein for the long ordeal of raising a family and guarding the nest.
PUT ALL BASS BACK QUICKLY INTO THE WATER AS THEY ARE NOT IN SEASON!!!

AREA MARKET REPORT FOR LAKE MOHAWK, SPARTA TWP., NJ FEBRUARY 2008
During the month of February 2008 there were fourteen newly marketed properties in Lake Mohawk, Sparta Twp., NJ with an average asking price of $567,299.00
Nine properties went under contract with an average asking price of $409,344.00 the average time on the market was 120 days.
Five properties transfered title with an average asking price of $461,360.00 and an actual SOLD price average of $436,500.00, these properties were on the market for an average of 188 days.
Four properties were withdrawn form the market with an average asking price of $548,448.00 and they had been on the market fro an average of 185 days.
Two properties had expired from the market with an average asking price of $618,000.00 and they had been on the market for an average of 319 days.
Sparta Township is located in close proximity to Routes 15 & 80, nearby is Picatinny Arsenal which employs many of the people in the area. Shopping, Schools and Houses of Worship are all nearby.
There are many civic groups you can join, some of the most active are the Knights of Columbus Marquette Council #588, Italian American club, Lyons just to name a few.

AREA MARKET REPORT FOR LAKE MOHAWK BYRAM TWP., NJ FEBRUARY 2008
During the month of February 2008 there were six newly marketed properties in Lake Mohawk Byram, NJ with an average asking price of $412,649.00. The least expensive property is asking $274,000.00 for a two bedroom ranch home. The most expensive is asking $599,900.00 for a four bedroom Colonial with 3.1 baths.
One property went under contract with an asking price of $299,900.00. This property has been on the market for 315 days!
Zero properties transfered title this month. Not to be alarmed, Lake Mohawk Byram represents a small section of Byram Township. Mainly the Lake area of what is more commonly know as Lake Mohawk Sparta but Byram Township area.
One property expired from the market with an asking price of $299,000.00 for a two bedroom ranch, which is now being marketed for $274,000.00.
Want to be in a lake community without having to sacrifice your first born? Then maybe you should consider this part of the lake area.
Byram Township and Sparta Twp., children go to different schools and the taxes in Byram are considerably less.

AREA MARKET REPORT FOR SPARTA TOWNSHIP, FEBRUARY 2008
INFORMATION PROVIDED BY THE GARDEN STATE MULTIPLE LISTING SERVICE AND COMPILED BY; GARY J ROCKS, SUSSEX COUNTY REAL ESTATE.
During the month of February there were 37 newly marketed properties in Sparta Township the average asking price is $571,586.00. The lowest priced property is asking $199,999.00 for a 2 bedroom ranch an excellent starter home. The highest priced property is asking $1,699,900.00 for a Colonial home with 3 bedrooms.
Thirteen properties went under contract with an average asking price of $527,310.00 and were on the market for an average of 108 days!
Thirteen properties transfered title with an average asking price of $639,422.00 and an actual SOLD price of $624,038.00. They were on the market for an average of 100 days! Based on this information, The average Asking Vs. Sold Price is 97.59%. This is a normal market as far as sales, although the time on the market is up slightly.
Eleven properties were withdrawn from the market with an average asking price of $707,018.00 and were on the market for an average of 153 days.
Thirteen properties Expired from the market with an average asking price of $730,017.00 and were on the market for 209 days.
Sparta Township, NJ is a great place to live lots of open air spaces to raise a family, great for first time buyers as well as the executive buyer. Sparta Township NJ is rich in history pictured above is a monument plaque of Thomas Alva Edison at the site of one of his mining factories which is located on Edison Road in Sparta Township. Also, is home to one of New Jersey State oldest Knights of Columbus organizations K of C Marquette Council #588 which has already celebrated their 100th. year anniversary!
The town is serviced by both a volunteer Ambulance and Fire Department with dedicated neighbors all who constantly train at their own expense. In the Summer on Friday night's there is always a concert in the park located behind the Town Dairy Queen.
