Ugliest Closing Ever? 358 Liberty Road Stewartsville Lopatcong NJ 08886 Vies for the Title

Whether you are a home buyer or a seller, the mortgage loan officer and lender can have a HUGE impact on the transaction.
When we finally got to the closing table at 5:30 p.m. on Friday, instead of 1:00 as planned, everyone involved with this transaction was furious. Already weeks behind schedule, at 4:30 on the start of July 4th weekend, we weren't even certain it was going to close before Tuesday. Every bit of the stress stemmed from the mortgage company and/or its loan officer! All along that loan officer kept providing commitments that meant nothing at all; his words were worthless.
When the buyer submitted his offer on this Lopatcong NJ 08886 ranch home for sale at 358 Liberty Road, the mortgage approval was solid. The individual loan officer then changed jobs and took the buyers to his new company (a national "name brand" lender), which set the clock back a week. Then the buyer then failed to qualify, so the loan officer had to go another route. About 10 days delay, while all tensely awaited a verdict.

Issues had arisen with this deal but were worked out, one by one: A Cesspool Celebration, for example. The bank wasn't satisfied; it wanted a County official to then inspect and certify it. Slight problem in that Warren County - and most others in my area - never, ever inspects residential systems; it relies on licensed pros to alert it to problems. Closing was delayed another week while the issue allegedly went up and down the lender's chain of command.
At 7:00 p.m., the night before the scheduled closing, the loan officer phoned me to ask who witnessed my seller's signature on the contract. While the answer was most satisfactory, I really question why this hadn't arisen weeks before.
He then called the buyer. Things were so delayed that the lender needed an updated verification of employment. The buyer had to get a new letter the very morning of the scheduled closing - although the loan officer had just told me all was set!
I thought long and hard about naming the particular lender but I do have other business with this entity. While I'd gladly give the individual loan officer a public blast, anyone could then determine the lender. With 7 individuals at a closing table late on Friday July 1, not one had a good word to say about this particular loan officer. What goes around, comes around...

A Cesspool Celebration: Rural Real Estate Issues can be different! Thanks Tri County Septic

Haven't had much time to post to my blog, thanks to all the deals that are keeping me busy. But today, I simply must share that I'm doing the Happy Dance over sewage. For 4 weeks now, the June 9 closing on my Stewartsville NJ listing of a ranch home for sale has been threatened. The buyer's septic inspector decreed the system unsatisfactory but for "secondary" reasons - the gray water from the washer wasn't hooked into the cesspool, for example.
The buyer requested a new septic system be installed. Whoa, Nellie! I faxed the initial report to the best sewage person I've ever encountered, Michael Imbergamo of Tri County SEPTIC, 908-689-9088. Michael phoned me on a Friday evening with many suggestions. After some back and forth between the buyer's attorney and my seller's attorney, my seller hired Tri County Septic to do some work.
We then had to wait 2 weeks to run a 2-day hydraulic load test. The great news is that today the cesspool passed the test with flying colors! The system is functioning according to NJ standards, so there is no requirement for replacement. The seller and I are doing the happy dance as the lawyers schedule a new closing date!
And in the hard to believe category, my seller's next door neighbor had her cesspool give out the very day Tri-County Septic was parked in the shared drive. So Michael was able to take immediate and excellent care of her as well. What timing!

Sold on July 1, 2011, for $197,000! Ugliest Closing Ever? 358 Liberty Road Stewartsville Lopatcong NJ 08886 Vies for the Title
Just listed a superbly renovated, 2 bedroom ranch on 1 acre in Stewartsville. (Due to our MLS, it also appears as 358 Liberty Rd., Lopatcong NJ.) The sunny family room is between the eat-in kitchen and the deck, which is two-tiered and includes a hot tub on the lower level. Bathroom has a skylight to brighten your ablutions.
According to the tax assessor, the ranch at 358 Liberty Rd. is 1168 square feet but Lopatcong NJ measures externally. The owner says the dimensions are skewed due to the 1' wall cinderblock used for the house. There is a huge living room. Master bedroom is a good size; the second bedroom somewhat smaller. Right now the office/den is used as a dressing room, right across from the bath. Basement is huge with a laundry room, work and storage areas, plus a 1 car garage. Additional 2-car parking pad to left of the house; long drive to the right.
At the rear of the property is what will seduce every DIYer, tinkerer, project afficiondo, band member, etc. The "shed" has a concrete floor and is divided into a workroom with sheetrock walls and ceiling plus a massive garage in which the owner worked on hot rods. (While this will have its own video, I cannot yet shoot the workroom. Will edit in that link when possible.) There is 220 service for compressors and the like!
The modest ranch home for sale at 358 Liberty Road, 08886, is completely move-in ready; it alone is worth a look. But I know some will fall even harder for the WORKSHOP and GARAGE at back.

Greenwich & Stewartsville NJ Data on Homes for Sale, October 2010 - Warren County Market Reports

My Greenwich & Stewartsville NJ Real Estate Market Report is based on data recorded in GSMLS as of October 5, 2010. These numbers do change and each of my Excel charts is updated to reflect all new data. Still, I do not believe my market reports should be the cause of any decision about buying a house or listing your home for sale. Looking at the list-to-sale-price ratio, Greenwich and Stewartsville NJ homes have sold for an average of 93% of the asking price. In June the average dropped to 80%, but I see that as due to the end of the first-time buyer tax credit; anxious sellers accepted lowball offers before the end of April – most closed before the end of June. Other than that aberration, the Greenwich – Stewartsville area is still close to the Warren County average of % list-to-sale.
