Just listed a superbly renovated, 2 bedroom ranch on 1 acre in Stewartsville. (Due to our MLS, it also appears as 358 Liberty Rd., Lopatcong NJ.) The sunny family room is between the eat-in kitchen and the deck, which is two-tiered and includes a hot tub on the lower level. Bathroom has a skylight to brighten your ablutions.

According to the tax assessor, the ranch at 358 Liberty Rd. is 1168 square feet but Lopatcong NJ measures externally. The owner says the dimensions are skewed due to the 1' wall cinderblock used for the house. There is a huge living room. Master bedroom is a good size; the second bedroom somewhat smaller. Right now the office/den is used as a dressing room, right across from the bath. Basement is huge with a laundry room, work and storage areas, plus a 1 car garage. Additional 2-car parking pad to left of the house; long drive to the right.

Greenwich & Stewartsville NJ Data on Homes for Sale, October 2010 - Warren County Market Reports

My Greenwich & Stewartsville NJ Real Estate Market Report is based on data recorded in GSMLS as of October 5, 2010. These numbers do change and each of my Excel charts is updated to reflect all new data.  Still, I do not believe my market reports should be the cause of any decision about buying a house or listing your home for sale. You need information custom tailored to your specific situation, something I gladly can do.  My updates are a general overview – your important financial decisions need a sounder basis.

Looking at the list-to-sale-price ratio, Greenwich and Stewartsville NJ homes have sold for an average of 93% of the asking price.  In June the average dropped to 80%, but I see that as due to the end of the first-time buyer tax credit; anxious sellers accepted lowball offers before the end of April – most closed before the end of June.  Other than that aberration, the Greenwich – Stewartsville area is still close to the Warren County average of % list-to-sale.

Greenwich & Stewartsville NJ Data on Homes for Sale, July 2010 - Warren County Market Reports

 My Greenwich & Stewartsville NJ Real Estate Market Report is based on data recorded in GSMLS as of July 3, 2010. These numbers do change and each month my graphs reflect any updates.

 With 10 Greenwich & Stewartsville homes going Under Contract in June, this area remains popular even after the expiration of the tax credit.  (Closing deadline for that credit was extended!) During June, the least expensive sale was $299,500 in Greenwich Chase. Most expensive was a 17 acre farm, listed at $999,000 for 602 days; it sold for $444,200. Less than 50% of the asking price but was heading to foreclosure.

Greenwich & Stewartsville NJ Data on Homes for Sale, June 2010 - Warren County Market Reports

My Greenwich & Stewartsville NJ Real Estate Market Report is based on data recorded in GSMLS as of June 2, 2010. These numbers do change; for example, a late sale recording changed the April numbers from when I published last month. This chart reflects those updates.

One interesting trend is that just as many Stewartsville and Greenwich NJ homes for sale went Under Contract in May as they did in April, although the deadline for the federal tax credit was April 30. Nice to see that these 2 areas remain well-priced, popular choices for home buyers. We should see a big flurry of closings during June to meet that tax credit deadline.

The average sale price for homes in Greenwich & Stewartsville remains higher than in neighboring towns. Not surprising as the average asking price of homes is higher than for Phillipsburg, Pohatcong & Lopatcong. Buyers are willing to pay more - as long as they still see the value for a given price!
