renting vs. buyingRenting is easy, you find a place, you sign a lease, you pay a monthly payment, if something breaks you call the landlord. At the end of your lease you walk away with nothing. Your landlord is ahead of the game, as for the past year you have made his mortgage payment and possibly put a little money in his pocket. The landlord is improving his credit, as well building his wealth with your money.

Why not put your money to work for you? Home ownership has always been a good investment and will continue to be. Buying a home comes with responsibility, but can allow you to increase your net worth.

Some benefits of buying a home are:

• A fixed house payment

• A tax deduction on your taxes
(see your accountant or tax professional for details)

• Pride of Ownership

• A higher net worth

• Improve your credit

• You can make home improvements to increase
the value of your home

• You can decorate to your personal taste

• If something needs repairs, you can have it repaired
to your standards

• Repairs can be done on your timeline, not a landlord’s

Purchasing a home is a very big decision that one must make and commit too. You are the only person that can weigh the pros and cons of home ownership and decide what is right for you. If you decide that you are ready to buy a home give me a call at 575.491.6673 and let me help you find the home that meets your needs. My main goal is to make your real estate experience as easy and stress free as possible.

What price is your loyalty?

Michele Sims, Affinity Real Estate, LLC: Real Estate Agent in Alamogordo, NM
michele simsLoyalty is defined as the quality of being loyal to someone or something. It has recently come to my attention that customers are only as loyal as their pocket book. Even though a customer will pledge their loyalty to you, in the end it boils down to their bottom line.
I have a customer who purchased a home from several years ago and since then whenever she has had a real estate question she calls me. Then a few months ago we started discussing listing their home. In the end she went with another company, because they offered a lower commission rate. I really appreciated my customer calling me, and I could tell it was hard for her to tell me that she was going to list with another broker as she wanted to be loyal to me . . . BUT . . . I wished her the best and truly there are no hard feelings. This listing was going to be a challenge for several reasons, but that is a whole another blog!
In another instance I was contacted by an acquaintance who was inquiring about my commission rate. She explained to me that she was loyal to broker A but if my commission rate was lower then they would have to reconsider their loyalty.
While I understand everyone wants a deal, but do you break your loyalty ties just to save a buck? When I have potential clients who are concerned about commission rates, I like to explain to them what I do to earn my commission. It is my job to get a clients home sold at the highest possible price in the least amount of time. To do that, I take a proactive approach to marketing their home.
For those who are just after saving a buck I wish them all the best . . . I realize that no matter how well my marketing plan is or their loyalty to me . . . some sellers only see the dollar signs. I do believe you get what you pay for . . . especially in real estate brokers; as we all earn our commission differently! My advice to sellers is to look at the whole picture . . . what is it going to cost you to save those few bucks by only shopping for the lowest commission rate?

My promise to my SELLERS is to . . .

How is the market?

Michele Sims, Affinity Real Estate, LLC: Real Estate Agent in Alamogordo, NM

how is the marketThis is a question that everyone is asking, has been asking and will continue to ask real estate professional. My questions is "Why?" - Why are you asking? Do you really want to know how the market is or are you just trying to make small talk?

I think it is important to find out why a person is asking you "How is the market?" - because it is such a huge question and needs to be answered accordingly. If your are making small talk - well the market is good, "buyers are buying and sellers are selling!" If you are thinking about buying a home, yes this is good time to buy. If you are thinking of selling, yes the is a good time to sell. I could give you a list of reasons why now a good time to buy and/or sell, but I will save them for another blog or two.
Now if you ask someone one else this same question, you will probably get a different answer, as we all have a different outlook on how the market is doing. There are always those who are never happy with the market and then those who always say it is great. The real estate market is exactly what it is. It is a market and it is going to have its ups and downs.
So, how is the market, well I think the real estate market is good. It is up to you either fall victim to what the media and others perceive the market to be or accept it for what it is and make the best of it. Real estate has to have the ups and downs to keep everything in check! But in the end real estate is always a good investment!
So, if you want to work with someone who accepts the market for what it is and wants to make sure your real estate investment is the best it can be for the current market conditions, then call me today! It is my job to make sure that you recieve the best possible information from me so that you can make the best possible decision for yourself. I promise I will give the facts and not just the words you want to hear.
