Where were the Albuquerque foreclosures and short sales in December?
Foreclosures were sprinkled all around town, but the majority of the foreclosure home sales were in the most affordable areas of town: Southwest Albuquerque (area 92), Northwest Albuququerque in Ladera Heights (area 111) and Ventana Ranch (area 120), and in the Northeast Heights (area 50).
Here's a breakdown of December foreclosure sales by MLS area(view mls area map):

Short sales were less evenly distributed. The highest amount of short sale homes were concentrated in Southwest Albuquerque (area 92), and Northwest Albuquerque in Ventana Ranch (area 120), Ladera Heights (area 111) and Northwest Heights (area 110).
Here's a breakdown of December short sales by MLS area:

The area that experienced the highest percentage of closed foreclosure and short sales was area 92 (Southwest Heights) where a whopping 76% of the closed sales were distressed. The dubious honor of second place goes to Area 120 (Ventana Ranch) with 57% distressed property sales.
If you are a homeowner in the harder hit areas, your competition when it's time to sell is going to be stiff, but if you are looking to buy a home and take advantage of low interest rates and great prices, these are some of the best places to look.
As a result of all the distressed sales in Area 92, the price per square foot is the lowest in the city. Don't just look at the price per square foot when you're looking for a smart buy however. Balance the affordability factor of certain neighborhoods with their respecitve crime rates and school report cards and you might realize that the smartest purchase just might be in a good neighborhood such as Ventana Ranch. Not the lowest price per square foot, but overall the smartest buy, if you consider the entire picture.

Here's my August 2011 real estate report for Ventana Ranch. Ventana Ranch is a master planned community in Northwest Albuquerque that features nicely manicured landscaping, walking trails and many parks plus a community pool.

Summary
It was another tough month for Albuquerque Real Estate in general, including Ventana Ranch. This month's report includes two positive signs, total sales, and average days on the market. However, the substantial decreases in average sales price and price per square foot leave little room for celebration of any kind, unless of course you are considering buying a home in the area.
In fact, it is a great time to purchase a home. While prices may continue to decrease over the next 6 months, interest rates are incredibly low. Lower interest rates have dramatic effect on monthly house payments. Prices will come back eventually, but when they do interest rates will increase as well.

If you're looking for a brick home in Ventana Ranch you've come to the right place. I've just listed a beautiful Opel Jenkins brick home for sale that won't last long.
There are not too many choices when you're looking for a brick home in Northwest Albuquerque. There are only a handful of neighborhoods that have them. Ventana Ranch has several very small areas of brick homes built mostly by Sivage Thomas with a few Opel Jenkins sprinkled in. Pulte Homes has built some newer brick homes in Ventana Ranch West within the last 5 years, but still the choice is limited.
Why do people love brick? Some would say that a brick home is more solid than a stucco home, others would say that brick dresses up the exterior of a house nicely. Whatever the reason, brick homes do frequently sell for more than stucco homes.
Ventana Ranch is a desirable neighborhood in Northwest Albuquerque. Ventana Ranch is a master planned community with many parks and miles of walking trails. Ventana Ranch Schools are among the most desirable in Albuquerque, Especially Tony Hillerman and Volcano Vista High School. There is a Homeowners Association in Ventana Ranch, but the fees are low, less than $30 per month.
