Average sales prices for single family homes in Placitas had steadily declined from 2007 through 2010, while time on the market had steadily increased. But figures for 2011 year-to-date show a turnaround in these figures.
Both in terms of average sales price, and in terms of average dollars per square foot, sales for 2011 are up slightly from the figures for 2010. At the same time, the average time on the market had decreased. See the graphs below for details:

Here is a summary of Placitas NM real estate activity for August 2010.
Total Sales: 5
High Sale: $470,000
Low Sale: $250,000
Average Sales Price: $369,400
Median Sales Price: $390,000
Average Days on the Market: 344 days
Currently there are 109 Placitas NM Homes for Sale. There are 68 3-bedroom homes, 50 4 bedroom houses and 88 Scenic Homes for Sale in Placitas NM.
There are only a small handful of distressed properties for sale in Placitas. Out of the 109 available homes only 2 are bank owned homes and only 8 are short sales. That means that, like Corrales, less than 10% of the available homes are distressed properties. Compare that with areas in Albuquerque that have 30% distressed properties and you will appreciate that both Placitas and Corrales have been relatively unaffected by foreclosure activity.
With 5 homes closing last month and 109 homes available there is a 22 month inventory of homes on the market in Placitas.

Here is my Placitas real estate market report for the first half of 2010. There is mixed news for home sellers in Placitas, with total sales up but average sales price and average price per square foot flat and average days on the market increasing considerably.

Total sales increased from 24 in 2009 to 31 in 2010.

The average sales price stayed virtually the same at $453,366 in 2009 and $457,513 in 2010.

The average price per square foot was $164 in 2009 and 2010.

The average days on the market inreased from 163 days in 2009 to 247 days in 2010.
The increased total sales might be an indication that the beginning of a recovery for the Placitas real estate market is upon us.

I love New Mexico!

Yes, there are snowy days here in the desert, especially up in the Sandia Mountains.
One of the benefits of living in Albuquerque are the Sandia Mountains just outside of town. There's skiing in the winter and hiking, biking and picnicking in the summer. Sometimes I take my kids up to Huertas Picnic Area just outside Placitas in the spring and we splash around in the mountain runoff. After that we like to go up to Sandia Man Cave up the road.
The best part? It's only 25-30 minutes away from where I live near Ventana Ranch.

I took a drive today to Placitas NM to see what sights would capture my attention. I like photographing churches, so I guess it shouldn't come as any surprise that today I stopped at Placitas Presbyterian to snap a few quick shots.

Placitas NM is a different kind of place. It's a quaint little village located just north of Albuquerque in the shadows of the Sandia Mountains. The architecture there is a blend of styles both new and old.

I love the adobe style buildings of New Mexico. I like the smooth lines, I like the sense of history that the spanish style conveys. I like how the buildings blend into the desert environment.

It was nice to take a moment to sit and reflect by the meditation pond. Then it was a quick drive back to Albuquerque to a closing on a house.
