Rio Rancho Presbyterian Hospital is nearing completion. I stopped by the other day to take some photos. The hospital is shaping up!
It really wasn't that long ago that the hospital looked like this:
Today as I snooped around "The Presbyterian Rust Medical Center" I saw a new angle of the building:
According to the Presbyterian Rio Rancho Medical Center Facebook Page, the hospital will be opening in October, with Ob-Gyn, Orthopedics, Podiatry and Cardiology being among the first departments to move from the facilities now located on High Resort.
It will be good to see healthcare options expand in Rio Rancho and Northwest Albuquerque. It's also good to see the jobs that the new facility will bring.
Neighborhoods near Presbyterian Rust Medical Center include Loma Colorado, Cabezon, Stonebridge, Paradise Skies and Ventana Ranch. Corrales NM is located very close as well.

They've made great progress on the new Rio Rancho Presbyterian Hospital. I stopped by to take some pictures last week.
Ha ha, fooled ya, that's not the hospital that's just a cool mural they have posted on the construction fence.
That's what the hospital really looks like!
Rio Rancho needs this new hospital and the jobs it will bring. The hospital is scheduled to open in 2011. Once it's open it's promising to bring 450 permanent jobs to Rio Rancho. That's awesome but no doubt the impact will spread even further as other hospital related services will be needed.

I believe the new Rio Rancho Presbyterian Hospital and the jobs it will bring will impact several nearby neighborhoods including Cabezon in Rio Rancho, and Stonebridge, Paradise Skies and Ventana Ranch in nearby northwest Albuquerque.

Here's my monthly real estate report for Cabezon. Cabezon is a subdivision of newer homes in Rio Rancho NM.
There were 13 closed sales in Cabezon during September. 8 of the sales were regular sales, the other 5 were distressed property sales.

Currently there are 68 homes for sale in Cabezon. 46 are regular sales, 17 are short sales and 5 are bank owned homes.
The high number of short sale homes available is indicative of the general market conditions in Rio Rancho. In fact, 44% of all September closed sales in Rio Rancho were distressed property sales. If you want to get a good deal on a home in Cabezon, you'll most likely need to buy one of these homes.

Cabezon is a master-planned community in southern Rio Rancho located near the intersection of Unser and Southern Boulevards. Many of the Albuquerque Metro Areas most popular builders have built homes in the neighborhood including Agave, Artistic, Centex, Charter, DR Horton, Pulte, Stillbrook and Wallen. New home construction is ongoing in Cabezon and should continue for two or three years. There is a nice blend of one story homes and two story houses and a nice mix of house styles including beautiful brick homes by Pulte, modern looking townhouses by DR Horton and gorgeous custom homes by Charter Homes. Pulte built homes in gated neighborhoods including Hacienda Corazon and Villa Corazon, and there are homes being built by DR Horton on larger lots at Las Brisas.
There are several parks and recreational facilities in Cabezon including Cabezon Park, North Park, South Park and Linear Park. There is a swimming pool and community center and there are walking trails throughout the neighborhood. Other nearby recreational facilities include the Rio Rancho Aquatic Center, Blades, and Ten Pins and More.
Rio Rancho public schools are considered to be some of the most desirable public schools in the Albuquerque Metro Area. The school age children of Cabezon attend Maggie Cordova or Martin Luther King Elementary, Lincoln Middle School and Rio Rancho High School. There are several different websites you can use to check out Rio Rancho Schools including GreatSchools.org and SchoolDigger.com.
Rio Rancho's largest emplyer is Intel, which is very close by, and soon Rio Rancho Presbyterian Hospital will be opening. Presbyterian is projected to open in the fall of 2011. Currently the construction project is employing over 500 people. When the hospital opens it plans to have 400 permanent jobs. Check out this Cool Video Flyover that's on the Presbyterian website.

Distressed properties, foreclosure houses and short sale houses, made up a whopping 40% of the closed home sales in Cabezon during August. Currently there are 44 homes for sale in Cabezon. 5 are bank owned homes and 9 are short sales. That means that 30% of the Cabezon houses for sale are distressed properties. This has had a definite effect on the average sales price which declined from $234,419 in August 2009 to $217,167 in August 2010. The average sales price has declined from $106 per square foot to $90 per square foot during that same time frame.
