Rio Rancho, NM prides itself on being a "City of Vision" for many reasons! The fastest growing city in New Mexico, and among the fastest growing in the entire country, Rio Rancho offers a unique blend of cultural resources, stat-of-the-art facilities, strong employment base, a thriving school system, and a strong and affordable real estate market.
Rio Rancho is a new city, with the first homes being built there in the 1960's. By 1980, when the city chose to incorporate, the population was about 10,000; by 1990 it had reached 35,000, and the estimated population in 2006 was over 71,000. Rio Rancho's population growth has been fueled reasonably priced housing and athe attraction of large and prosperous businesses, including Intel (which employs more than 4,000 people), J. C. Penney's Telemarketing Center, Applied Materials, Air Products and Chemicals, Bergen Brunswig, Olympus Medical Corporation, Taco Bell Corporation's accounting division, and Intuit, the software company that produces Quicken. The Santa Ana Star Center, a major component of the City of Rio Rancho's new master planned downtown, is a truly multi-purpose venue capable of hosting events ranging from trade shows to conventions, graduations to sporting events, plus performing arts, concerts, and family events. For example, you can see Cirque de Soleil perform there May 14th-17th, or watch Sesame Street Live on May 30th. Rio Rancho also plays host to two New Mexico Pro sports teams-- the New Mexico Scorpions Hockey team and the new, indoor professional football team, the New Mexico Wildcats. In recent years, Rio Rancho schools separated from Albuquerque, forming the Rio Rancho schools system, with many escellent new schools, buildings and facillities. There will also soon be a Central New Mexico Community College campus in the heart of Rio Rancho's new downtown area. Rio Rancho is located in central New Mexico, half an hour from Albuquerque, and within easy reach of many great historic, cultural and recreational resources. These include the Sandia Peak Tramway, Albuquerque's Old Town, the Rio Grande Nature Center, the Rio Grande Zoo, the Albuquerque Aquarium, the Natural History Museum, the Albuquerque Museum of Art and History, and much, much more. World-class shopping is available at Cottonwood Mall, just a few minutes drive from most Rio Rancho homes. Buying or Selling a Home is one of life's biggest decisions. Working a Realtor® with expert negotiation skills is a must for all home buyers and sellers, especially in the current market.
Tego and Tracy Venturi with the WelcomeHomeABQ.com Real Estate team have been awarded the Certified Negotiation Expert (CNE) designation, achieved by real estate professionals who have successfully completed formal training in the art of negotiation. Agents who receive this certification are in the top 1% of all agents nationally.
"Being able to Negotiate the best possible terms for our clients is one of the most important roles as Real Estate Professionals" says Tracy Venturi. "The CNE education gave us the tools to be more effective in negotiating home sale terms and prices for both our buyers and sellers". With Professional negotiation skills, agents will typically obtain better results for their clients in a collaborative environment. CNE agents have a powerful competitive edge because of their ability to uncover information effectively, get more and give less during negotiations, and retain more control over desired outcomes. CNE agents have the training to influence and persuade others more effectively than agents without professional negotiation training.
In the Albuquerque Real Estate market home sellers have lots of competition and will need a Real Estate agent that has the skills to negotiate the best terms and price possible. With Albuquerque having so many homes for sale, buyers also should get professional guidance from a CNE to assure they find the right home at the absolute best price.
The certification training is provided by Negotiation Expertise LLC, national negotiation training and coaching company based in Arizona. Tom Hayman, the President and owner, is a professional negotiator with 35+ year's experience. Hayman asserts "Any Buyer or Seller who hires a CNE agent can feel confident that they have the best trained agent in the business. They will get superior results and have better resolution of any issues when hiring a CNE agent".

Today I listened to an abbreviated history of http://www.cabq.gov/aes/s2rr.html. In brief, he said that Rio Rancho, the fastest growing city in the state of New Mexico was started by a group of con artists who sold parcels of vacant, undeveloped land to unsuspecting people in far away cities (mainly New York) who had no idea they were buying a piece of the City of Vision.
From the sale of those parcels and the construction of the first homes in the early sixties, building began in earnest in the seventies and picked up speed during the last five years. From a city of about 100 in the 60's Rio Rancho has grown to be a city of some 70,000 to 80,000 people, and is expected to become a competitor in size with Albuquerque in the near future. From vast, undeveloped spaces Rio Rancho is being rapidly transformed into a vibrant city of thousands. City of Rio Rancho - Official Site.
One consequence of growth is the relocation of the city center several miles north of its original site. The bright new state-of-the-art City Hall now has as its only neighbor, the arena, Santa Ana Star Center. The vibrant, city center that the area is destined to become is now only a vision.
But Rio Rancho is not wanting for people and neighborhoods. Every quadrant except perhaps the southwest has communities already built or being built. Southeast Rio Rancho, where some of the first homes were built some 30 to 35 years ago (Rolling Hills, Country Club) along with a golf course is still a charming part of the city with detached homes, condos, and apartments. These older communities are now losing their isolation as new developments like Cabezon and others fill out the wide open spaces that separated them. The borders between Albuquerque and Rio are becoming indistinguishable as developments on the edges of each city merge.
On the farthest northwestern edge of the city, Mariposa, a master planned development of high-end homes is under development. When the new city center is complete, Mariposa, will be a close suburb.
To the northeast, current new developments on the edge of Bernalillo link the older River's Edge communities to ongoing developments (Enchanted Hills) bordering Highway 550. Some of the homes are part of much needed planned, adult communities. Others may in the long run, turn out to be bedroom communities for Santa Fe and Albuquerque. Interstate 25 is close by; Albuquerque is running out of room; and Santa Fe has less affordable housing.
Otherwise, residential communities are being built in small and not so small pockets all across the wide open spaces of Rio Rancho. Communities already completed include North Hills and High Resort. Loma Colorado, a Pulte project complementary to Mariposa, in the northwest, is underway in the mid-north. The only quadrant of the city that is largely untouched by construction is the southwest. Even there, the earth movers can't be too far away. In the meantime, potential residents relocating to Rio Rancho have many choices of homes and areas. They may choose new or older homes (none older than 35-40 years) custom or tract, and in a variety of neighborhoods knowing the the vision is not complete.
