Bath fans, they need some TLC as well.

I did a home inspection on a multi unit complex this weekend. The units for the most part was sound with exception of some issues like a new roof and windows etc.

I had inspected the upper bath when I ran accross this bathroom.

Peeling paint. Use the bath exhaust fan!

There the fan was for all to use when in the bathroom.

So why not use it? I asked the tenant if she used the fan on a regular basis. She told me Not really. She never thinks about using the fan when in the bathroom taking a shower.

I explained to her the benefits of using the fan and she seemed to be disinterested.

Peeling paint. Why not use the fan as intended?

There is no window in the bathrooms. There for the fan was needed to give the room the proper ventilation.

Remember if you have a fan in the bathroom you are using. Use the fan. And remember when you do your "spring and Fall cleaning". Clean the fan filter as well. These fans were about 80% plugged. This could cause the fans to over heat and could cause fan motor failure prematurely.

A home inspection re inspect. Sometimes you just need to agree to disagree.

What happens after the repairs have been made by the owner of the home?

Remember the home with the duct work running all over the roof?

I went back to see the repairs for my self. This was a reinspect for the buyer.

Before the repairs were made.

Uninsulated duct workin atic.

After the repairs were made.

After the duct work insulation was installed.

Very nice job indeed.

But there were other issues with the home that were not addressed properly.

When I first inspected the home, there was not a drip leg on the gas line to the water heater.

The client added a drip leg to the water heater.

Drig leg made of galvanized steel, not black pipe fittings.

This drip leg was installed, but it was installed with the wrong fittings. These are made of a galvanized metal instead of a black gas fittings. And yes this was installed by the same plumbing company that did not have a "go to guy". Remember that post?

There were a number of things not addressed when I returned for the re inspection. That will be in a post for tomorrow.

Home inspections. Do'es this home have issues?

I was in Roswell New Mexico inspecting a home for a young couple, this was going to be there first home.

About half way through the inspecting process the young man came up to me and asked if the "home had any issues" they should be concerned about.

I told him I had not found any yet. Usually the home owner is not present at the buyers inspection.

To the left of the picture the buyer is on the left and the seller is on the right.

But this home was a FSBO home. I had told the buyer I don't usually have the home owner present when I inspect. this way we could talk "freely about any issues".

But they did'nt heed my advice. There he was the home owner was in my back pocket the entire inspection. When I went up onto the roof, the home owner was there. When I went into the attic the home owner was there.

The buyer was in the background waiting for me to say something. I only found a small issue of a "open ground" in a plug in the attic.

All in all it was a great home, built in 2005 for the seller.

The buyers were very happy and the seller was too.
