Today I get to take another trip down to Nevada’s Capital. It seems like I have been getting allot of calls from Carson City lately. I don’t mind the drive, but if the calls keep coming in the way they are I will be even more ready for the new freeway to open.Nevada Governor's Mansion

One thing I like about Carson City is the older homes. The area around the Governor’s Mansion is a favorite of mine. Almost every home can benefit from a Home Inspection or Energy Audit but the older homes seem to benefit more. I take pride in doing a good job and give each home the same level of detail no matter what its age is. I enjoy the character of the older homes so I have never charge more for an older home but I have heard some other do.

I was fortunate enough to be invited to the holiday open house this evening at Nevada Premier Properties in Carson City to night by a contact at Western Title. They had drinks, food, and desert out for all. There was also a raffle where one lucky person got a Home Inspection courtesy of myself. At Nevada Premier Properties they have a nice office and everyone I meet was friendly. I hope to be able to get more involved with the Carson market. The Residential Real Estate Appraisal and Its Purpose. The residential real estate appraisal is a key component to many real estate transactions. If you are getting a loan it is imperative that the home “appraise” or you might find your loan terms modified. If it doesn’t “appraise” … demonstrate a fair market value at least as high the price of your offer … then you may find you will have to add money, or try to renegotiate the sales price with your Seller in order to close your loan and complete your purchase.

The Residential Real Estate Appraisal And Its PurposeResidential Real Estate Appraisals are necessary to protect the interest of both the Buyer and their Lender. A Buyer doesn’t want to pay too much. Regardless of how much you understand the market, it is comforting to have the opinion of an experienced licensed appraiser to confirm that you are making a wise decision as you go forward with your purchase. Lenders, on the other hand, must be assured that they have sufficient value to protect the investment they are making when giving you the loan to purchase the house.

The residential real estate appraisal for a loan to purchase a home is a relatively simple process. The appraiser looks carefully at the subject property, measures it himself to determine its correct size, and evaluates its overall condition relative to standards set by the appraising industry. They then select and evaluate “comps”, comparable properties that have sold within a specific time parameter. Comparisons are made as to amenities, condition, location, etc. and adjustments made. The result is a Fair Market Value, what a willing Buyer and a willing Seller would agree to given enough time for reasonable marketing. That is the appraisal for getting a new loan.

There are other purposes for appraisals, however, and they can lead to an entirely different value result even with the same property and appraiser. It is important to realize who hired the appraiser and why. If it is for estate purposes then a higher, or lower, value would be in order depending on if you are considering inheritance taxes, or your adjusted cost basis and the
subsequent tax consequences of a sale.

Likewise, residential appraisals for purposes of setting value for a deficiency judgment can trend up or down depending on it you are the lender that foreclosed or the borrower that lost the home. Value as of the date of the foreclosure must be presented to the court during the deficiency proceedings and, of course, each party has an opposing objective for value in such a situation.

The degree of latitude will vary from property to property – some are “cookie cutters” and there is little latitude while others are so unique that no two out of twenty appraisers could get the same number if they wanted to.

Our Advice: It is important to understand that you can’t manipulate appraisals. Appraisers have guidelines that they must work within or there would be no standards. Without standards the system would fail. It is equally important, however, to understand that an appraisal is an opinion of value, and opinions are subject to change and influence within reason. The question becomes what is reasonable and what is a reason for the reason. Whether the appraisal is for you, or for another party, be aware of that there could be latent subjectivity influencing the final value. Make sure the appraisal is accurate from your perspective and goals.

The true value of a home is what it means to you and your family. Don’t let someone else's opinion influence your buying or selling decision if it doesn’t work for you.

Buying or selling can be exhilarating, we call it “The Zeal Of The Deal in Real Estate”.

Certainly, most residential transactions contain emotion in copious quantities. It is important that "The Zeal Of TheThe zeal of the deal in Real Estate Deal in Real Estate" not impact the participants in a negative manner. Who are the participants? ... The Buyers, Sellers and Agents. If emotion clouds reason bad things can happen.

The agent should always protect the customer/client regardless of how fast or slow things are moving. The Agent shouldn’t get emotionally involved in the transaction and is there to guide everyone to a smooth “landing”, close of escrow. Unfortunately, sometimes they get excited about selling something and caution is thrown to the wind.

True story we saw happen recently … Sellers and Agents ... hoping against hope ... for eight months that an escrow will close even though the “Buyer” never even put up an Earnest Money Deposit, no less prove ability to fund. Everyone involved in the transaction was so afraid to press the “Buyer” to perform in their zeal for the million dollar deal. The "Buyer”, and we use the term loosely, refused to perform the minimum contractual requirement! Handwriting on the wall … It all ended up being all for naught. Of course … It didn’t close.

Sometimes the “Zeal” in a deal is to Kill It! This can result in a party wanting out so bad that mistakes are made during the rescission process. Whether the Agent or Buyer is the driving force, pressure to effect the cancellation can result in the unnecessary forfeiture of the Earnest Money Deposit. Take the time to explore the options and minimize risk before you take action. Understand the consequences of your action. Sometimes just the language you use will be the difference between keeping or losing thousands of dollars. Pay attention!

It isn’t always speed that causes mistakes in judgment or practice. We once had a building over 100,000 square feet with a sales price over $3 million close in five days. Things can happen quickly, and often that is the best way to get a great price, but they must happen correctly. Don’t “assume” … you know the definition of that … things will work out right. If there is work to be done after the close of escrow make sure there is someone responsible for performance and that there are consequences for non-performance. Often in the excitement to close, things are promised and/or overlooked, but when things calm down after the close their relative importance can be different for the promise maker and the the new home buyer who is counting on that promise!

Experience is Priceless Lisa Wetzel and Jim valentineOur Advice: Zeal can be good – things get done, but don’t get overzealous to the point of compromising your wants, needs or integrity. All the paperwork must be in order, signed correctly, and in a timely manner. Keep your cool and work through the process. Every transaction has a “punch list” that should be completed for that type of transaction, i.e.- inspections, estimates, survey, etc. If you miss a step understand why you are doing so, what the consequences are, and make an informed decision on moving forward, pausing, or otherwise. Each situation is unique and its circumstances will dictate the course of action required for you to achieve your objective. No matter how bad you want to close a sale, it must be right for you and yours, very little can justify compromising or risking your peace and prosperity. Stay focused and make sure the right thing happens when it should and your zeal will be justly rewarded.

Be enthusiastic, but don’t let anybody’s “Zeal For Their Deal” blind you. You may be paying an exorbitant price for a long time if you do. The price can be financial, emotional or legal, but not what you bargained for.
