Lake Las Vegas is truly a desert gem and resort living that offers every type of housing from condominiums to luxury custom homes.

The community also boasts a golf course, gaming properties, several AAA 4 diamond rated hotels, shopping & restaurants in the incredible Montelago Village, spas, fly fishing and watercraft rentals.

Miles of paved trails are surrounding the lake for biking, walking or jogging.

Las Vegas NV Area October 2008 REO Inventory Update: Absorption Remaining Steady

Even though bank owned listings (aka Foreclosures, REO) are seeing an upward tick in absorption, it is still a seller's market! Inventory has risen dramatically (+2047 units), Pendings have dropped -202 units Closing data is up up UP at + 225 units. Even though sales are increasing month to month, inventory is rising at an uncontrolled pace which is causing the absorption rate to rise also. No Inventory change reports available for this month due to last month's report being pulled a month later than usual.

Multiple offers are streaming in as banks continue to lower to fire and auction sale prices.

Lake Las Vegas Underground Pipe Repair Work Begins

Good news for residents and future buyers at Lake Las Vegas Resortin Henderson NV. With the Lake Las Vegas Resort masterplan in bankruptcy, there was some doubt that much needed repairs would be done to the pipes underneath the lake. Without these repairs, the lake could have become an empty hole, and devastating to property values in the posh resort.

Concern about the bankuptcy, needed pipe repairs, and plentiful foreclosures on brand new condos at V, and other projects at the resort, have caused property values at Lake Las Vegasto suffer some of the most drastic declines of any Las Vegas & Henderson NV real estate.

Green Valley Ranch Henderson, NV - Homes, neighborhoods, parks Picture Tour!

Green Valley Ranch, the community and the Casino Resort of the TV show American Casino fame, are located in south central Henderson, NV to the southeast of the Las Vegas Strip. It's a Master Planned Community that offers a variety of home choices along with commercial and mixed use for shopping and services. It has convenient access to the 215 beltway, with McCarran International Airport, I 15 south to California, and 93 and 95 to Lake Mead, Lauglin, and AZ just minutes away.

I should also mention that there are some that generally call Henderson, 'Green Valley'. Actually there are 3 areas within Henderson that are Green Valley. If you look at the map below you'll see Green Valley Ranch shaded in medium blue. It lies mostly to the south of the 215 Beltway, with a small residential spur on the west side and a commercial area near the center that extends to the north. Above it you'll find Green Valley South Legacy in purple and the Golf Village section in gold. If you go further north, the Silver Springs community separates Green Valley North in red, from the others

There are a number of neighborhoods located within Green Valley Ranch, with trails and parks in various locations. At Paseo Verde and Green Valley Pkwy you'll find the Henderson Pavilion for outdoor entertainment, the Multigenerational Recreation Center, and the Paseo Verde Library that also have great views of the Las Vegas Strip. Just across the street is the Shopping and lofts of The District that is adjacent to the Green Valley Ranch Resort.
