Las Vegas Realtor helps show Renters How to Find Out if Home is in Foreclosure/Default/Breach....

Over the past few weeks I have been spending more time in the field, walking neigborhoods leaving my card, doing bpos and assisting a few on loan modifications.

While doing that, I've had a few people (renters) ask me or call me after I left my card at their door and ask me if the home was in foreclosure and most recently I was doing a bpo for a bank and as I was taking the exteriors, and the renter came out and ask the same question.

I explained to them how to check out via the county websites on this, and a few of them did know but most did not so I thought I would put these links here so if anyone needs to check on it they can. I also think this would be a good idea for a prospective renter to check this on the home they may be thinking of moving into.

1. Go to Clark County Assessor page .. type in the address, just street # and street name should do it then hit submit (tip: don't put in the word street or ave etc as it won't work, just the street name)

EXAMPLE.....M.W. Schofield, Assessor


Parcel number inquiry - search by Location Address

Please enter all information known and click the SUBMIT button.
If street number is entered, results will include addresses within three (3) blocks.

Street Number: Street Number must be Numeric
Street Direction:
Street Name: * Only required entry Street Name Is Required

2. This will take you to the next page, a list of address, yours should be the first one, click on it, it takes you to the next page....Real Property Parcel Record.. you are looking for the PARCEL #..

EXAMPLE

General Information
Parcel No. 123-45-678-041

write down that #........

3. Now in a new browser go to the County Recorders site, here you want to go to where it says parcelNum then enter in the parcel # you wrote down...(TIP: you must leave out the dash..so just type the numbers in no space or dash

Legal Descriptions:

Now go Click on where it says DETAIL Data

Now you will see this page come up with Web Services Detailed Data Results and a bunch of info will show below...

what will be of most interest is if a Notice of Default, Notice of Breach or a Notice of Trustee Sale has been reocorded

EXAMPLE:

Instrument: 20090000-00000 Book/Instr:
Document Type: Notice of Trustee Sale Recorded: 01/26/2009

If you see a Notice of Trustee Sale.....Google the Trustee's name and you may be able to contact them to find out when the sale date is.

Most of the time the sale date is about 20-30 days from the recorded Trustee Sale date...so if you are renting and you see this,,,make plans to move.

In the past 2 months I have seen a few lenders delaying the trustee sale, but if you are a renter, you don't want to take a chance on a last minute eviction, so plan accordingly.

What is Loan Modification?

A loan modification is where a loan's payment plan is changed, due to the hardship of the borrower (homeowner).

This usually may include changes to the rate, the term and the monthly payment amounts.

The purpose is to Help the HOMEOWNER STAY in their home at an AFFORDABLE mortgage payment.

Getting a Loan Modification negociated, processed and approved (restructured) is not a short process.

It REQUIRES time, effort, patience and complete honesty and cooperation of you the borrower and the lender.

You MUST be able to prove to your lender that you can and will be able to make your new "modified" mortgage payment.
If you can't or won't be able to make them, you may want to consider doing a short sale on the home.

MY SPIN ON IT:::

Death Valley is a very unique place to visit,,,,I just would not advise you doing it in the summer as I did in the first year I moved to Vegas.

My first summer here was a big change coming from Florida and since we thought we may only be here a short time,,,(that was over 10 years ago now), we crammed a lot in that summer, Red Rock, Valley of Fire, Zion,,,,again,,,,I loved them,,,,but again July and August were not the best months to be there in my experience.

Mt Charleston's peaks were a great place to go though as the temperature is usually quite a bit cooler, a nice treat in the heat of the summer. Great place to have a picnic with family and friends, play frisbee in the field, take a hike and just and overall great place to CHILL for the day! Try Mary Jane Falls if you have a desire to hike up to a waterfall. Carry some water as it is quite a hike up those switchbacks.

Well folks, it is a done deal now...But, not the $15,000 that was originally submitted...See previous blogs Senate passes $15,000 credit for homebuyers..but wait...its not a done deal yet...

Senator Johnny Isakson, a Georgia Republican who sponsored the amendment has said..said. "I'm extremely disappointed the members of Congress negotiating the final package decided to eliminate my $15,000 tax credit for all Americans who purchase a home. I will continue to pursue my proposal as stand-alone legislation..Read more here

Even though the credit is 10% of the homes value, capped at $8,000,(whichever is less), that is still better than getting 0! A big plus is that the credit is refundable.

There are restrictions and changes, some of which are...

To qualify, you have to buy a house between Jan. 1 and Dec. 1 and use it as your primary residence.

You must be a first time home buyer (OR.. you haven't owned a house in at least three years)

The credit won't have to be repaid, unless the property owner sells within three years

Single taxpayers with incomes up to $75,000 and married couples with incomes up to $150,000 qualify for the full tax credit

This is an update from yesterday's post $15,000 Home Buyers Tax Credit -It may get Buyers off the Fence.

Well, todays vote of 61/37 officially passes thru the Senate the stimulas plan, but now has to pass thru both Houses before the President signs it into law. So...there still could be some changes/modifications coming.

Lawmakers in the House and Senate will now gather to iron out the considerable differences between the two versions of the legislation, with both sides having the goal of completing the bill within a week so that President Barack Obama can sign the stimulus plan into law....Read more
