I just closed a Chelsea Gardens Summerlin home today. The seller was a very special person to me. She was my former broker & mentor. She also taught at two real estate schools here in the valley. I am honored that she gave me the opportunity to sell her home!
This was the smallest floor plan in the subdivision, only one home sold higher and it had a pool, hers did not.
I sold it for $150/square foot. Chelsea Gardens Average & Median price per square foot sold over the last year = $135. Low = $111 & Hi = $159.
We had it on the market for only 12 days. Chelsea Gardens Average Days on Market = 44 days.
The purchase was all cash.
Listed 4/1, Contracted 4/13, Closed 5/6.
The seller was extremely cooperative with allowing liberal showings of her home, making the home easy to show with a lockbox, keeping the home clutter-free & tidy + being motivated enough to keep emotions out of the negotiations.

It seems that Fannie Mae is giving owner occupied buyers a 15 day head start from entry in the MLS prior to looking at investor offers!
