Las Vegas Neighborhood Update & Info by Dawn Barrier~ Vista Verde by Pardee Homes, zip code 89149

Vista Verde (Ventana - Madera) is a community in the Northwest part of Las Vegas in zip code 89149.

Many familys enjoy this area due to it being like a suburb on the outskirts of Vegas, while having all of the conveniences of town,(shopping, dining, hospital, fire station, doctors, dentist, spa, etc) right within a half mile or so.

The area sits above the valley and some of the homes have great views of the mountains or even the city.

There are many parks in the area some have dog runs, soccer/baseball fields, skate park area and more. Most of the schools in the area are newer as well as most of the homes are 5 years or younger.

There are elementary, middle school and high schools nearby. Here is a link to search for Las Vegas Schools and info.. Clark County Schools

As of this writing, current home prices are as low as $250,000 up to $375,000. This is about 40% of what some of these homes were selling for a few years ago and may be at prices below what it would cost a builder to rebuild it now. As with many parts of the valley, there are REO's and short sales. Every now and then one may pop up for sale that is not an REO or short sale and usually if priced right it will have an offer pretty quickly.

There are both 1 and 2 story homes to choose from. Homes vary in size from approx 2,500 square feet to upwards of 3,900 square feet, with 3 car garages and some or them may even have a pool. Most have about 4 bedrooms, some that are 3 bedrooms offer a den as well, but it does vary by plan.

This community was a showcase for builder Pardee's LivingSmart Energy Star program of energy-efficient and water-efficient landscaping and offered buyers choices that they may not previously had the opportunity to have.
