A Stench without a Name

Normally, when I show homes to my clients, I would preview them first, but this one particular instance, my client had sent me a list of homes to view...of course, most of them were already on "C" status, but one property is still available and it is listed as Bank Owned so we can see it immediately. I told her, maybe I should go and look at the property first, but she insisted that there is no need to, they want to see the property now, and therefore, I printed the full view report and went off to meet them. We got to the property and as I opened the door, I backed out. The house was so PUNGENT...with urine...I cannot tell which...is it human or dog urine? The stench was so repugnant that it burned my nostrils even after five hours from that showing.

Anyway, my client and her husband went past me...they acted like it never bothered them. They were discussing the possibility of getting this house for less than the listing price of $125,000...and they are thinking that maybe they can strip the house and turn it around, but changed their mind in the end.

The house looked like it was never cleaned since it was built in the 1970's. The carpet is literally...just soil! It was obvious that it was never been vacuumed. I was thinking that the property belonged to an elderly person with either so many pets or so sickly to tend for himself and was just peeing in the carpet. I only felt so sorry for him as I have no idea what the circumstances were that has lead him/her to continue to live this way. Could it be possible also that the owner was furious that his house is being foreclosed on that he collected his urine and intentionally spilled it on the carpet around the house? No one can tell, but desperate people can do desperate things outside of the ordinary.

I hope that by now, many know that with the HAFA program in place, that homeowners who are in trouble can seek the advice of a professional to help them with what options they have. Nowadays, homeowners can continue to live in their homes while the house is being listed and get money to help with their relocation cost. There would be no need to trash the house or live in a condition like this...Homeowners do have several options than just wait and be foreclosed on.
