Reno Celebrates St Patrick's DayThis Saturday, March 17, 2012, Reno celebrates St. Patrick's Day in fine fashion, as usual. As they say, everyone's Irish on St. Patrick's Day. Even if you're not keen on green beer, there is sure to be an event here in Reno that you will want to attend. Some of the fun things planned for St. Patrick's Day in and around Reno include:

Rocky Mountain Oyster Festival and St. Patrick's Day Parade
Delta Saloon Parking Lot (18 C Street), Virginia City - After watching the marching Leprechauns and all things green march through Virginia City in the St. Patrick's Day parade, head on over to the Delta Saloon parking lot to sample some of the entries in the Rocky Mountain Oyster Festival. If you're unaware, Rocky Mountain oysters are a "delicacy" comprised of beef or sheep testicles. While they sound rather unappetizing at first, you'd be surprised how good they can taste. The contestants in the oyster fry will be vying for Most Creative, Best Presentation, Best Booth and Best Overall Taste prizes. So, if you've never experienced a Rocky Mountain oyster before, this is definitely the place to give it a go!

St. Patrick's Day Beer Crawl
Club Cal Neva (38 E 2nd St), Reno - From 5pm to 11:45pm, Club Cal Neva is offering a special Beer Crawl around the bars located inside the hotel/casino. For just $10, you get a shot of Irish Whiskey and a 16 oz Bud or Bud Light from the Front Bar, a Killian's Red from the Keno Bar, an Irish Car Bomb (Guinness stout, Bailey's Irish cream and Jameson Irish whiskey) from the Cabaret Bar, a 12 oz bottle of Harp (Irish lager) and a well shot from the Top Deck and a Melon Bomb and 16 oz Bud or Bud Light from the Skyway Bar. St. Pattys Parties
Eldorado Hotel Casino (345 N Virginia St), Reno - At 10pm, the BuBinga Lounge will be hosting a St. Patty's Celebration with sounds by (((xmfreddie))), Roni Romance & Jessica the Ripper and special visuals by VJ A-Jay. Listen to live dance music by Alias at The Brews Brothers while sipping on your favorite Irish libations. You must be 21 to enter. To make your reservations, call 775-391-9079 and speak to Danielle.

St. Baldrick's Celebration
Reno-Sparks Livestock Center (1350 N Wells Ave), Reno - The Northern Nevada Children's Cancer Foundation will be holding its annual St. Baldrick's Celebration to help raise money for research into finding a cure for children's cancers. The NNCCF challenges you to join the more than 770 other people in Northern Nevada who have shaved their heads over the last six years in the name of finding a cure for these courageous kids. After all, it's only hair! All money raised goes directly to the Children's Oncology Group hospitals in the Northern Nevada area. To register, please visit their website.

As you can see, Reno is gearing up to celebrate St. Patrick's Day in several different ways. Whether it's family fun, raising money for a great cause or drinking the night away (responsibly, of course), there's something for everyone to do on St. Patrick's Day in Reno! Zonta's ‎5th Annual International Women's Day Celebration

In my previous post http://actvra.in/wQk I wrote about the International Women's Day celebrationevent that is being sponsored by the Zonta Club of Greater Reno and is being held March 8th from 6-10 pm at the National Automobile Museum in Reno. The time is near I will be in attendance at a booth to talk to people about Energy Efficiency and Home Maintenance. It’s Official, after several months the call came in today from the Nevada Real Estate Division that my Energy Auditors License was being put in the mail. Up until now I was able to perform audits since my license application was submitted. Last year when the Nevada Legislator passed AB423 it required Energy Auditors to be Licensed by the Nevada Real Estate Division. The Energy Auditor will fall under NRS 645D just like the Inspector of Structures (Home Inspector). There is quite a bit of training that is required and several difficult tests that have to be passed. Currently there are just a handful of people that are Nevada Licensed Energy Auditors.

There are a couple things that make me unique. First off I’m not an Energy Retrofit Contractor. I don’t sell any retrofit products or services. This allows me to truly provide an unbiased opinion. The other thing would be that I also hold the Inspector of Structures Certification (Home Inspector) which allows me to perform both the Home Inspection and Energy Audit. With the rise in Energy Efficient Mortgages (EEM) the buyer and agent can save time and some money by hiring me to do both at the same time.

A great addition to the other services I offer and I’m not going to stop here. Now you will be able to know the properties condition and its energy deficiencies all with one call and one visit!

Why Use A REALTOR® When Buying A Reno Home?

If you are looking to buy a home, you should consider finding a local area REALTOR® who can help find homes for sale and help you with the preparation process of home buying. A licensed real estate agent can help understand everything you need to know about the home buying process, from beginning to end.

Here are a few things that are good to know when you use a real estate agent to help you buy a home:

Why use a realtor

1) in this area, there is no out-of-pocket cost to the Buyer when using a REALTOR® to help you buy a home. It is customary for the seller to pay their agents commission and the buyers agent commission as well.

2) Buying Power ~ Prior to looking at any homes, your real estate agent will make sure you have already spoken to a lender to find out how much house you can afford. If you do not have a preferred lender, your agent can provide a list of local lenders to interview. Once you have chosen and met with the lender, you will receive a pre-qualification letter with information indicating the type of loan you will be getting and how much you are pre-approved to borrow.

3) Getting to know you ~ The next step in the home buying process is getting to meet your Realtor! This may sound a bit trite but it is just as important as meeting your lender. This is where you tell your new agent what you are looking for in a new home. Things like neighborhood, schools, parks, size of home, bedrooms, garages, backyard area all discussed now. Likes and dislikes are discussed. Time frames, logistics, move out dates are REALTOR® talked about. Your agent will try to find as much information as possible so the home search can begin.

4) Home Resource Center ~ Your real estate agent now becomes your guide to local real estate listings. REALTOR® have many resources to assist you in your home search. Access to the Multiple Listing Service, constant communication with other REALTORS® to find out what homes are coming on the market, who is getting ready to sell, Agent/Broker meetings. The real estate agent you choose should have the inside scoop on active listings in your community.

5) Scheduling Appointments ~ Your agent will preview homes, schedule appoints, talk to the selling agents, find out about current offers, time frames for sellers, why sellers are selling, what are the school zones, bus lines, neighborhood information. All the details can be handled by your buyers agents.

5) Your Dream Home ~ You found the home of your dreams and now you would like to submit an offer. Prior to writing an offer, you agent will do a comparative market analysis on recent home sales in the neighborhood to help you come in with the best price. Once your offer is submitted, your agent will be negotiation price, financing, terms, closing dates, inspections, repair costs, items such as appliances or play structures that you would like stay with the home.

6) Inspections and Closings ~ The purchase agreement will state the time frame for getting inspections performed and close of escrow. Your agent will schedule and attend all inspections and the closing. Making sure there are no title liens, getting HOA documents ordered are all part of the buyers agents job that will help your closing go smoothly.
