We though it would be interesting to track South Lake Tahoe, CA neighborhood home values over time with this visual. As the chart above indicates, here are the median sold prices for the Round Hill neighborhood since 2003.
Round Hill Housing Values : Home values this year to date are 6.6% higher ($32,500) than they were for all of 2010 (based on the only three home sales to date). Better news for home buyers who might be thinking in taking advantage of better prices, and historic low interest rates: Round Hill home values are $383,250 lower, or 42.2% off what they were at the market high for Round Hill in 2006.
Compared to the median sold price of all South Lake Tahoe, NV (aka "Stateline, NV") home sales this year, the Round Hill median sold price is $70,000 lower, or 11.8% under the current 2011 median sold price of Nevada neighborhoods combined ($595,000). This difference makes sense when comparing a neighborhood with only three homes sold (two of them short sales) to the median sold price of all South Lake Tahoe, NV neighborhoods combined.
Round Hill Housing Demand :
The chart above indicates housing demand, or the number of homes sold in Round Hill by year since 2004. Note that as of today the number of Round Hill homes sold this year is 25% of what Round hill demand was for all of last year. What this indicates is Round Hill housing demand in 2011 may be less than what it was in 2010.

In the last 4 years, the lowest Round Hill home sold was a bank-owned sale for $365,000. A very lucky, smart buyer found that. The highest Round Hill sale was $1,750,000, a lake view home sold in 2009.
