Highlight: Inventory is currently 43% down from the peak in June 2006 . This is a good sign. But continue studying other market factors like Sparks Homes SOLD. This will give you an even better picture of the Sparks Real Estate market.

List updated for Washoe County filings : December 19-26, 2007
For those investors looking for properties before they are in foreclosure, I have just updated a list of all Sparks Nevada properties that have had a Notice of Default of a Notice of Sale filed with Washoe County.

Attention Sparks Investors:
We are all bombarded with statistics from the national media on the mortgage mess and the ensuing foreclosure woes of many homeowners. If you are pursuing foreclosure and short sale homes in Sparks, the list and related information on my site may be exactly the local snapshot of market and listing information you've been looking for.
While you are at it, you should check out other related information for nearby cities such as Reno and Carson City as well as up to date market data.

In an effort to help Sparks home buyers who are trying to gain access to information on foreclosure and other distressed properties, I post a list (updated about once a week for Sparks properties) of Sparks Nevada Notice of Default and Notice of Sale properties.
This information comes from Washoe County and may be helpful to many. Some of the smaller counties only get updated once a month due to a lower volume of distressed properties.
If Sparks foreclosure homes interest you, be advised that you will need patience - and lots of it. Most of the lenders are overwhelmed and the "approval machinery" is seized up. It may not be uncommon to need to wait for several weeks for a response based on my recent experiences.
The current post contains listings from December 14-18, 2007.
