We though it would be interesting to track South Lake Tahoe, NV neighborhood condominium and townhome values over time with this visual. As the chart above indicates, here are the median sold prices for the Summit Tahoe Village neighborhood since 2004.
Summit Tahoe Village Condo & Townhome Values :
Summit Tahoe Village condominium and townhome values are 9.7% lower ($17,450) than they were last year. Even better news, and it's startling, for home buyers who might be thinking in taking advantage of better prices and historic low interest rates: Summit Tahoe Village townhome and condominium values are $278,450 lower, or 90.7% off what they were at the market high in 2006.
Compared to the median sold price of all South Lake Tahoe, NV (aka "Stateline, NV") home sales this year, the Summit Tahoe Village median sold price is $413,450 lower, or 71.9% below the current 2011 median sold price of Nevada neighborhoods combined ($575,000). This difference makes sense when comparing a townhome and condominium neighborhood to the median sold price of all South Lake Tahoe, NV neighborhoods combined.

Summit Tahoe Village Housing Demand :
The chart above indicates housing demand, or the number of homes sold in Summit Tahoe Village by year since 2004. As of today, 40.4% of last years sales volume has already occurred. What this indicates is Summit Tahoe Village housing demand in 2011 will likely be similar to that of 2010.

We though it would be interesting to track South Lake Tahoe, NV neighborhood condominium and townhome values over time with this visual. As the chart above indicates, here are the median sold prices for the Lake Village neighborhood since 2004.
Lake Village Condo & Townhome Values :
Lake Village condominium and townhome values are 16.4% higher ($43,750) than they were last year. Better news for home buyers who might be thinking in taking advantage of better prices and historic low interest rates: Lake Village townhome and condominium values are $290,000 lower, or 73.2% off what they were at the market high in 2006.
Compared to the median sold price of all South Lake Tahoe, NV (aka "Stateline, NV") home sales this year, the Lake Village median sold price is $265,000 lower, or 46.1% below the current 2011 median sold price of Nevada neighborhoods combined ($575,000). This difference makes sense when comparing a townhome and condominium neighborhood to the median sold price of all South Lake Tahoe, NV neighborhoods combined.

Lake Village Housing Demand :
The chart above indicates housing demand, or the number of homes sold in Lake Village by year since 2004. As of today, two-thirds of last years sales volume has already occurred. What this indicates is Lake Village housing demand in 2011 will likely exceed that of 2010.

Lower Kingsbury Housing Values :
Home values this year to date are 44% higher ($139,500) than they were for all of 2010 (based on five home sales to date). Better news for home buyers who might be thinking in taking advantage of better prices, and historic low interest rates: Lower Kingsbury home values are $244,000 lower, or 43.4% off what they were at the market high for Lower Kingsbury in 2007.
Compared to the median sold price of all South Lake Tahoe, NV (aka "Stateline, NV") home sales this year, the Lower Kingsbury median sold price is $140,000 lower, or 23.5% under the current 2011 median sold price of Nevada neighborhoods combined ($595,000). This difference makes sense when comparing a neighborhood with many market entry homes to the median sold price of all South Lake Tahoe, NV neighborhoods combined.

Note that as of today the number of Lower Kingsbury homes sold this year is already the same as it was last year. What this indicates is Lower Kingsbury housing demand in 2011 will certainly surpass that of 2010.

We though it would be interesting to track South Lake Tahoe, NV neighborhood home values over time with this visual. As the chart above indicates, here are the median sold prices for the Middle Kingsbury neighborhood since 2003.
Middle Kingsbury Housing Values :
Home values this year to date are 14% lower ($67,500 off) than they were for all of 2010 (based on the only four home sales to date). Even better news for home buyers who might be thinking in taking advantage of better prices, and historic low interest rates: Middle Kingsbury home values are $424,000 lower, or 56.5% off what they were at the market high for Middle Kingsbury in 2007.
Compared to the median sold price of all South Lake Tahoe, NV (aka "Stateline, NV") home sales this year, the Middle Kingsbury median sold price is $179,000 lower, or 30.1% below the current 2011 median sold price of Nevada neighborhoods combined ($595,000). This difference makes sense when comparing a neighborhood with only four homes sold, half of which are distressed (both bank-owned sales) to the median sold price of all South Lake Tahoe, NV neighborhoods combined.

Middle Kingsbury Housing Demand :
The chart above indicates housing demand, or the number of homes sold in Middle Kingsbury by year since 2004. Note that as of today the number of Middle Kingsbury homes sold this year is only 28.6% of what Middle Kingsbury demand was for all of last year. What this indicates is Middle Kingsbury housing demand in 2011 may be less than what it was in 2010.

Upper Kingsbury Housing Values :
Home values this year to date are 25% higher ($105,000) than they were for all of 2010 (based on the only two sales to date). Better news for home buyers who might be thinking in taking advantage of better prices, and historic low interest rates: Upper Kingsbury home values are $120,000 lower, or 18.5% off what they were at the market high for Upper Kingsbury in 2005.
Compared to the median sold price of all South Lake Tahoe, NV (aka "Stateline, NV") home sales this year, the Upper Kingsbury median sold price is $70,000 lower, or 11.8% below the current 2011 median sold price of Nevada neighborhoods combined ($595,000). This difference makes sense when comparing a neighborhood with many market entry homes to the median sold price of all South Lake Tahoe neighborhoods combined.
