Carole Provenzale Certified Feng Shui L.I. Consultant passed away in May of 2010. The year she passed, Laura Cerrano Feng Shui NY consultant tired to honor her by getting her recognized for being "Best of L.I. 2011." She almost made it and was able to have Carole Provenzale nominated, which was still very excellent.
Here is another opportunity to honor Ms. Provenzale in the public, and this time to have her recognized as being the "best of L.I. 2012." Laura Cerrano Feng Shui L.I. consultant asks for all of your help. To simply vote :)

Here are the rules for voting, they seem to be a bit diffrent this year
•No more than ten percent of total votes per category from the same IP address will be counted in the final audit. Any votes above and beyond will be discarded during the final vote tally.
•Any individual or organization found employing third-party resources, whether domestic or abroad, for the purpose of generating fraudulent votes, either automatically or manually, will be immediately disqualified. The names of all of the disqualified individuals or businesses will be printed in the each week of the Best of L.I. edition of the Long Island Press on January 12, 19 and 26 of 2012 and prohibited from participating in all future Best of Long Island Contests
The official Voting Period begins October 1, 2011 and ends December 15, 2011 at 11:59 p.m.

If you are looking to buy a weekend place close to the beach, I would suggest looking at the Oceanview Condominium in Atlantic Beach, NY. Located on Albany Blvd in Atlantic Beach, Oceanview Condominium has five buildings with six units in each building. Most of the units have two bedrooms and one and a half bathrooms. Most are duplex units and there are also single level units that are located on the first floor.
Oceanview Condominium is the most affordable developement in Atlantic Beach, NY. At the height of the market these condominiums sold in the $500,000 range. Now the units are selling in the $325,000 to $400,000 range. The units feature central air conditioning and heating. The condominium is pet friendly and each unit is assigned an outside parking space. There is some additional guest parking in the lot closest to Beech Street. Real estate taxes are approximately $6,000 per year and the common charges are approximately $500 per month.
The beauty of living in Atlantic Beach, NY is the beautiful private beaches that are only found in the area. There are a few shops and restaurants in walking distance of the Oceanview Condominium. As far as the barrier beach, Atlantic Beach is located the closest of all the surrounding communities to Manhattan. As compared to Long Beach, NY, Atlantic Beach is about 15 minutes closer to Manhattan. Without traffic you can easily be in Manhattan in as little as forty minutes.
So if you are searching for a quick commute from Manhattan or are simply downsizing from a larger home, I would recommend viewing a unit in the Oceanview Condominium in Atlantic Beach, NY. Once you discover the beauty of our beaches, I believe you will never want to spend your weekends fighting traffic to head out East to the Hamptons anymore.

Atlantic Beach, NY is an incorporated village located South of JFK Airport. It is located on the Western most point of a barrier island on the South Shore of Long Island. From West to East are the towns of Atlantic Beach, East Atlantic Beach, Long Beach, Lido Beach and Point Lookout. The beauty of this relatively small town is it’s beautiful beaches and it’s proximity to the Manhattan.
Like most beach towns, there are a great variety of homes found in Atlantic Beach, NY. Prices range form the mid $400’s to multi million dollar homes found either on the beach or the open bay front. There are also a few townhouses and condominiums to be found in Atlantic Beach. Prices for these units range from the low $300’s to a few a few million for an oceanfront condominium.
Atlantic Beach also has a wonderful boardwalk. On any given day you can find joggers, bikers and people just strolling while enjoying the beautiful views of the beach. The beaches are quite beautiful but they are private and only residents are permitted on the beaches.
Atlantic Beach is a definite favorite destination for buyers looking to find a beach retreat with the convenience of being only 30 minutes from the Midtown Tunnel, without traffic of course. Many of my clients have in the city and have decided that the trip to the Hamptons is just too inconvenient for them. They feel that their weekends are getting shorter and the extra hour or two is just not worth it after they have discovered the area.

So if you are living in Manhattan and feel that the Hamptons is a great place to spend your Summer, I suggest you take a ride out to Atlantic Beach and the surrounding towns on our Barrier Island and discover a hidden gem of a place that you may call home one day.
