While preparing for a Feng Shui Consultation in Smithtown Long Island NY on Friday I watched in surprise as Laura Cerrano grabbed the camera and went running out the door. She didn’t say a word and I wondered where she could be headed.

We sometimes speak about being in the RIGHT place at the RIGHT time. We almost never speak about the FEELINGS to suddenly do something that wasn’t planned or even thought of—and following those feelings. Intuition, it’s priceless!

The US OPEN at The Bethpage Golf Course is scheduled to open tomorrow. A word about this Gold course is that it is so LARGE, part of it is in Farmingdale Long Island while the majority is in Bethpage and still some of it runs into another Long Island town called Plainview. In a word, it’s BIG!

AND Challenging. The Bethpage Gold Course contains something called THE BLACK COURSE. A scary place even for the BEST Golfers in the World.

Laura later told me something told her to go…it’s a good thing, too : ) Arriving near the course, she found the main road leading there closed. She decided to park and walk the rest of the way. She waited outside the first hole for a little while and was just about to leave when she saw a crowd of people headed HER way. She knew something was up.

Although there was a recent Tiger “sighting” right here on Long Island, he was nowhere to be seen on Friday. Still, some others came out to try the Gold Course including Michael Jorden, “Big” Ben Roethlisberger and Justin Timberlake.

I awoke this morning to a phone call. The woman on the other end announced that she was calling from The Bethpage Public Library on Long Island New York. I was a bit groggy and even more surprised. Bethpage is NOT my library-I couldn't recall being there and didn't know what she would be calling about.

"It's in response to your letter" she said when I finally asked why she was calling. Letter...LETTER? I didn't remember a letter and I didn't know HOW to respond.

I remembered last year I had sat down and written to a handful of local libraries offering to teach an Introduction to Feng Shui. I'd heard back from my own Library in Farmingdale and had spoken there last year.

Bethpage School District Homes Market Trend Report - May 2008.  This report shows a statisical comparison between the first quarter averages and the months of April and May for 2008, in addition to a year-over-year comparison.  This report provides information about homes sold in the Bethpage School District including:  location of homes, list price, sold price and days on market.

 

It is important to note that monthly reports provide a relatively small sampling of homes which often times results in extreme fluctuations that may or may not be indicative of the market trend for the Bethpage School District.  The quarterly market trend has more data, and as such, gives a more accurate look at the current market trend.  However, it should be noted that the market data is still relatively small and subject to extreme fluctuations based on sales that are atypical of the rest of the sales in the Bethpage School District.

YEAR-OVER-YEAR COMPARISONS 

 

 

MARKET TREND ANALYSIS: 

The May numbers showed improvement over both the April numbers and the first quarter averages for list price, sold price and ratio of sold price to list price.  There were more closings in the month as well.  The numbers compared to May of 2007 are all lower, with the exception of the average days on market.

 

CONCLUSION:

Based on the year-over-year comparison, it would appear that the market is declining, however based on the current year, the trends are pointing upwards.  The Bethpage School District is not an area with high inventory.  Homebuyers can still get more house for their money in 2008 than in 2007, but the numbers may already be starting to climb.

MARKET TREND ANALYSIS: 

The market remained relatively flat in comparison to the first quarter of 2008, but showed a pullback in comparison to April of 2007 in the Bethpage School District.  List prices, sold prices and the ratio between the two deteriorated compared to 2007, and days on market increased slightly.  Inventory showed a slight increase as well.

 

CONCLUSION:

There were so few closings during the month of April in the Bethpage School District that it would be difficult to judge the market trend with any accuracy, although the market did remain about the same as it has been throughout the year.  While inventory continued to increase, the numbers are still relatively small.  As is the case with most markets, proper pricing can lead to quicker sales closer to the asking price than homes that are overpriced to begin with and then reduce their prices to market value.  In April, for example, the most expensive home sold in the shortest amount of time, and for closest to the asking price.  Home sellers should price their homes to sell, and have them in "showing" condition if they want to maximize their price and shorten their days on market.
