Last week I had the opportunity to run across lots of horses, such magnificent creatures. Within the group I saw one horse that looked different from the rest, a silver looking horse. What struck me about this horse is the way it stood out among the crowd, it was if he knew he was different but that did not stop him from holding his head high.

I was recently showing houses in the Town of Clinton in Dutchess County NY when I saw these horses. This scene jogged my memory, there are many equestrian properties in Dutchess County,and as a matter of fact ,throughout the Mid Hudson Valley.

This area is also known as a second home destination and it is not uncommon for buyers to have as a criteria, a barn or maybe stalls for a horse or two. One such new listing is an equestrian farm listed for 27 million dollars.

Could the Clinton Vineyard Supply the wine for Chelsea Clinton's Wedding?

The Clinton Vineyards is one of the Hudson Valley's finest wineries.  A unique winery in the tradition of the small European estates, this vineyard once supplied wine for President Bill Clinton's inaugural ball and I could see why. Who wouldn't like a wine that bears his or her name, especially an award winning one?

I am familiar with the Clinton Vineyards and I especially enjoy their desert wines: Embrace, a delicious red raspberry wine, perfect to enjoy with chocolate and Desire, a silver medal winner, are both exceptional.  It was just a few weeks ago that I stopped by their booth at the Dutchess Country Fairgrounds in Rhinebeck and took this photo

 The winery offers many fine wines, champagnes and, of course, the popular desert wines.

According to the New York Times there is a possibility some of the wine for Chelsea Clinton's Wedding could be coming from the Clinton Vineyards and if so that would be a great choice.

Currently (as of March 3, 2008) in the town of Clinton, located in Dutchess County, in the Mid Hudson Valley of New York there are 54 homes for sale.

Clinton New York is a small town of approximately 4,000 people. The town of Clinton was named after George Clinton the Governor of New York during the Revolutionary War. The town of Clinton is about 38 square miles and is located in the west/central part of the county. Clinton is bordered by Rhinebeck, Milan, Pleasant Valley, Stanford, Hyde Park and the town of Washington.

The Rhinebeck, Hyde Park and Millbrook school districts all service Clinton.

I have displayed the data I collected in table format below for easy reading. The strict average and median prices are increased by a few high end homes in the area. For that reason I have also included the average and median prices excluding the homes over $1,000,000. I believe this better reflects the housing market in our area.

Only two homes closed in the month of February 2008. Using that number to calculate the absorption rate there is over two years worth of inventory on the market. I think spring is coming, prices have fallen, mortgage rates are good and it is a Buyer's market so come to Clinton and look for the home of your dreams!

New Dutch inspired Home Community In Clinton Corners

The Dutch have had much influence on the Hudson Valley Region in New York since the 17th century. Today you can still find many homes whose architecture was inspired by the Dutch. Martin Van Buren one of the presidents of the US was of Dutch descent and had a home in the upper Hudson Valley region.

Today I visited a new community that too is being inspired by the Dutch. This particular community is drawing its inspiration from Dutch homes found in the Broek inWaterland area of the Netherlands. This development known as Brook in Waterland is going up in Clinton Corners on the Bentley Farm. When completed there will be about 26 homes on 1.5-2 acres lots. The rest of the property will continue to operate as a farm. Each home owner will be co-owners of the 84 acres and will pay an HOA fee. Recently a vineyard was installed, and there will be walking trails throughout the property.

These homes are very unique and the developer will be working with both local as well as craftsmen from the Netherlands since hand-craved woodwork and custom painting is an integral part of this project.

How much would a house like this cost? The price will start at about 2 million plus. So you might be wondering with the down turn in the market why would such a project get started now. Well this area of the Hudson Valley has many fine homes and although some sectors have slowed this price range is still rather healthy. In the last three months there were 6 hoome sold ranging from $1,157,328 - $ 5,800,000 in neighboring communities.
