The numbers for May were slightly lower than the first quarter average, but slightly higher than the April numbers. The ratio of sold price to list price showed a slight improvement overall. In a year-over-year comparison, the numbers were slightly down, but for the most part, the market has been relatively flat.
CONCLUSION:
Inventory levels are rising, so home sellers still should be mindful of the competition when pricing their homes. MARKET TREND ANALYSIS:
Inventory rose slightly in the Commack School District in April compared to the first quarter average for 2008 and to April of 2007. Home prices showed a slight decline. The most positive trend is the average days on market, which showed improvement over both the first quarter average for 2008 and for April of 2007. The ratio of sold price to list price remained steady, although still down a bit from 2007.
CONCLUSION:
The drop in average sold price and list price can be attributed somewhat to the sale of two homes for $350,000 or less, which is unusual for the Commack School District. With a relatively small sample size, these two sales can bring the average down. Home sellers that are motivated to sell their homes should definitely factor in the rise in inventory and price their homes against the competition accordingly. Homebuyers are finding some opportunities to purchase a home in the area for less money than in the past, with an occasional opportunity for homes to be purchased in the typical price range of first-time home buyers. However, the competition for such homes tends to be higher than that of high-priced homes, as evidenced by the sale on Magnolia Drive, which only was on the market for 7 days.

MARKET TREND ANALYSIS:
The market trend for homes in the Commack School District shows that home prices are declining slightly, and that the market is very much a buyer's market. Overall, market conditions deteriorated for the month of March, as list price, sales price and ratio of sales price to list price all declined. The average time on market remained relatively close to what it has been over the past few months, and also in the first quarter of 2007. Inventory has been increasing at about the same rate as it did for January and February, but at a higher rate than the first quarter of 2007.
CONCLUSION:
If you are a seller in the Commack School District, there is competition due to the inventory. The homes that are selling are usually doing so in around four months. Sellers that are motivated should be pricing their homes for the current market conditions, and take into account the other homes that are on the market, as they are competing for the same buyers.

MONTH-BY-MONTH MARKET TREND ANALYSIS: The inventory trend remained steady, average list price and sold price increased on the strength of two new construction homes sold at a higher price than average, the ratio of list price to sold price remained steady, and there was an increase to days on market.
YEAR-OVER-YEAR MARKET TREND ANALYSIS: The amount of new listings was comparable, but less homes closed in 2008 than 2007. The average list price and sales price increased on the strength of two new construction homes sold for above average prices. The ratio of list price to sales price remained steady, and days on market increased.
CONCLUSION: At first glance, it would appear that home prices are rising in the Commack School District, however, much of this gain can be attributed to a few homes selling for above average prices. The days on market is showing an upward trend, which means that homeowners should be prepared to have their home on the market for a longer period of time. There is still good supply of homes to choose from, so motivated sellers should plan on pricing their homes to sell.

MARKET TREND ANALYSIS: Inventory increased slightly as there were more homes coming on the market and fewer closings in 2008 vs. 2007. Average sales price decreased, but this can be explained by the fact that Dix Hills homes in the Commack school district, and a high-end Commack home sold in 2007, while none closed in 2008 in January. The average percentage of list price improved slightly, as did days on the market. It is important to note that these trends are based on year-over-year statistics. As the year progresses, the statistics will show month-over-month trends as well.
CONCLUSION: It is a great time to be buying a home in the Commack School District. Interest rates are very low, and prices are reasonable. Inventory is up slightly, offering more choices. If you are selling your home, it is essential to be priced to sell (if you are serious about moving) because there is competition on the market.
