The Historic Hudson Valley Great Jack O’Lantern Blaze is back – bigger and better than ever. Every October Van Cortlandt Manor becomes transformed into a Halloween extravaganza with over 4000 hand carved- Jack O’Lanterns on display throughout the manor. The tour is well worth the time and effort and the effects are really quite stunning. I was there last year and hope to return this year – though time constraints may get in the way. Bring your camera. My pics (sadly) didn’t turn out because I was playing with a new camera lens that night and NOTHING worked. Wish I was able to capture what my eyes saw.

The tour takes about 40 minutes and begins at half -hour intervals. I have to say that this event sells out VERY, VERY fast and many sessions are currently sold out. So make you reservations NOW…and have a great time.

When: Tickets are still available for Oct. 20, 27, 31, Nov. 4,5, & 6. The tours begin at 6:30 and start at 30 minute intervals until 9:30 PM.

Westchester Events – Halloween Happenings – Jack O’Lantern Blaze

OPEN TAG SALE at Treasures and Tales this Saturday on Grand Street.

The Halloween Painting Contest will take place on Saturday October 22 and will run from 9:00 a.m.-2:00 p.m. The event is open to children from 3rd-10th grade. Registration open till Oct 17., forms are in the local businesses. Return application to Croton Recreation Dept. Limited Space Available.

Also, the Village has The Goblin Walk, Saturday October 29. The Goblin Walk parade begins at the municipal building and all attending will walk to Vassallo Park. Starts at 1p.m.Ends with tricks and treats.

And, all month long at Van Cortlandt Manor, we have The Great Jack o Lantern Blaze! Hundreds of carved pumpkins lit up for spooky kooky fun..come see The Blaze!! All monies go to support the programs of Historic Hudson Valley.

One of the risks a real estate broker like myself incurs when commenting on the market is the perception that we as licensees puff things up to make the climate seem better than it really is. Given that we are entitled to our own opinion but not our own facts, I'll lead with the numbers on Croton's 3rd quarter real estate market.

For the 3rd quarter of 2010, the Croton-Harmon school district had 15 single family home closings at a median sale price of $425,000.

For the 3rd quarter of 2011 which just ended September 30th, Croton had 18 single family home closings at a median sale price of $492,500.

Transaction totals are up, and median sale price has improved by almost 16%. It is an improvement. However, before we all jump for joy, consider that in the 3rd quarter of 2005, Croton had 36 sales with a median price of $600,000. We are a long way from recovered. We can take some measure of encouragement that we are headed in the right direction. This is especially the case when you consider that the housing stimulus closing deadline was over at the end of September 2010.

Looking ahead, Croton has 13 homes under contract or pending sale at a median asking price of $375,000. 54 homes remain active and for sale at a median asking price of $587,450. What this says to me is that the higher cost properties are not selling at the rate that less expensive homes are. While this does not mean that everyone should necessarily lower their price, we should note that the average days on market statistic for the homes currently for sale is 164 days, or 5 1/2 months. 5 months is a long time, especially when you consider that some of these homes are not on the market with their first listing contract.

All real estate is local, and while we are fortunate in Westchester to be relatively insulated from the catastrophic declines in the sunbelt and mid west, we are still a price sensitive market with low consumer confidence. Therefore, some homes will have to reduce their price in order to sell in the next 90 days in Croton. Failing that, inventory will bloat this coming spring and oversupply could supress prices again.

Beautiful day for a car show at this Croton Station in Croton, NY. There were two car shows this weekend in Westchester County. One at Rye Playland and this one run by the local Rotary Club at Croton Station. Had classic cars, a chili contest and a raffle (which my husband just found out her won!). Here are some of the models displayed.

The Croton Station is right in front of Croton Park, a 508 acre Park has camping, swimming and hiking for the community. This park also is host to one of the largest events each summer that supports environmental reserach and development of the hudson river and the communities around it. The Clearwater Festival started its roots over 40 years ago when Pete Seger wanted to save the River. The Clearwater Festival for 2011 was held on June 18-19th this year (an all weekend event) and included over 80 performers including Pete Seger, Arlo Guthrie and Dave Bromberg among others.
