Where can you find new single-family residential construction in Dutchess County? In the last few years new construction came to a standstill in many Dutchess Communities but it was never completely halted.

I pulled a report on February 18th to take stock of the new construction in the entire Dutchess County. I was analyzing only homes constructed in 2010 and to be constructed this year.

Here are some facts I discovered.

• Most of the new construction in progress is from Poughkeepsie south.
• The 2 most expensive newly constructed homes listed at the time however, were found in Rhinebeck and Red Hook which happen to be in Northern Dutchess.
• Houlihan Lawrence and Toll Brothers accounted for most of the new construction business.
• Poughkeepsie, LaGrange, East Fishkill and Beekman are the areas with the most new construction.
• The average list price for new homes for sale - $510,787 with average square feet of 2789
• There were 159 Active, 1 new, 6 price change and 4 extended.
• At the time of the report there were 10 homes with offers; ranging from $349,900-$799.900
• 24 Homes were in contract, these had an average list price of $565,124 and average square feet of 3187.
• Most of the homes in contract are Toll Brothers homes in East Fishkill, LaGrange and Beekman.
• 6 homes sold ranging from $386,000-$560,000. Average sale price $465,767 and average square footage of 2597.

If you are thinking of purchasing new construction in Dutchess this might be a good week to look as several of these new subdivision are offering special incentives through February 27th
