Long Island Fine Arts Festival

This weekend, Eisenhower Park in East Meadow, will be host to the second annual Long Island Fine Arts Festival. With 125 artists represented, this promises to be a well attended event if history is any indication. Last year's estimates of attendance for the weekend event came in at 30,000, an impressive number for an inaugural year. There is no cost for admission, but you might want to carry enough money to take away your favorite piece.

When: 10 a.m. - 6 p.m. Saturday and Sunday, May 21 - 22

Where: Eisenhower Park, Kite Field, Parking Lot 6

You'll be able to find photographs, paintings and drawings as well as three dimentional art by emerging artists and established professionals. This is a great way to spend a relaxing afternoon with the whole family.

A visual person by nature, I've always been drawn to art shows and have spent hours admiring the talent of the artists in their chosen media. I've acquired some of my favorites pieces for my own home over the years at events like this. You just might find me wandering around the booths this weekend if time allows.

STIGMATIZED PROPERTIES - Does the Notoriety Help or Hurt the Sale?

Serial KillersAt the end, it was the stench coming from the back of the Mazda pickup truck that led to his capture.

The state troopers on the Southern State Parkway tried to stop and ticket the driver, who had no rear license plate. A high speed chase ensued and ended in Mineola, where Joel David Rifkin crashed right in front of the very same courthouse where he would later stand trial.

Dubbed a "prolific New York serial killer" Joel Rifkin, was convicted of killing 9 women but is believed to have killed as many as 17 during the years of 1989-1993. He is currently serving 203 years to life for 2nd degree murder in an upstate NY facility. His earliest parole date is February 26, 2197.

Joel Rifkin was adopted at a very early age. In 1987, his adopted father committed suicide, in response to intolerable cancer pain. It may well have been a contributing factor to Rifkin's depression. Two years later, in 1989, he killed, dismembered and tossed his first victim in the East River.

Rifkin lived most of his life with his sister and elderly mother in the lovely suburban East Meadow neighborhood that is home to the outstanding Barnum Woods school district. With the recent passing of his mother, the house came up for sale. After 114 days on the market, this 1952 two-story, expanded ranch sold for $322,000 reduced from the original price of $424,500.

Peter Hirschhorn, my affable and industrious colleague at Coldwell Banker Residential Brokerage in Bellmore, was the selling agent for this property. "This is a great home with an open floor plan and hardwood floors. All 4 bedrooms and 2 baths are nice-sized."

Stigmatized properties come with unique advertising issues. While they may be in excellent physical condition, the difficulty is in finding a buyer who doesn't mind and may even be attracted to its morbid history. An average buyer may worry about staying up nights reliving the residence's disturbing occurrences. He may be anxious that even years later, the house will still attract the thrill-seeking or macabre-minded who will stalk the property, as continues to happen to this day at the infamous Amityville Horror site.

Under New York State Disclosure laws, there is no requirement to notify a purchaser of a murder or other undesirable event which has taken place at a particular site. Caveat Emptor (buyer beware) is the key to a successful purchase.

Having said that, right from the start, Peter Hirschhorn was upfront about the home's gruesome past. The new owners, a lovely family, didn't mind at all.

It just goes to show that there really is

a cover for every pot!

Active Adult Community - The Seasons At East Meadow

The Seasons - 55 and over residential communityTo say I fell in love today is no understatement. I visited The Seasons at East Meadow, an Active Adult Community for 55 and over Long Islanders who prefer not to leave home for other parts of the country. Driving up to the gated entry of the private community is a little like peeling away the layers of an onion.

I'm not sure what I expected, but suffice it to say it was not what I found. An enclave of condominium units built in two phases, with a centrally located 17,000 s.f. clubhouse, The Seasons is sure to appeal to the 55 and over home buying crowd on so many levels. The units are well thought out and selling briskly in an otherwise lackluster market. Offering condos at a price point below local competing communities, with a multitude of options and designer touches, this active adult community is drawing buyers from all over the island.

If my tour of the beautifully appointed clubhouse is any indication, you couldn't find a friendlier, more welcoming group of people. Some of the amenities include an outdoor pool, an indoor lap pool and spa, a spacious, yet cozy library, several lounge areas on the first and second floors, a cinema/media room, well equiped fitness room, card and billiard room and a concierge.

Phase I is complete and over 90% sold as of this writing, with Phase II well underway, I wouldThe Seasons - East Meadow - 55 and Over Housing recommend taking a look at it soon if you think it might fit your lifestyle. The models in Phase II are The Cedar - a lower level unit, with two bedrooms, two baths and an unfinished basement. They do offer an option of finishing the basement with a half bath, virtually doubling your living space. The upper level unit, The Dogwood, offers its own elevator, eliminating any concern about being on a second level as people age. The elevator is offered only in Phase II. The Dogwood is a dramatic floor plan with vaulted ceiling and a loft overlooking the main living space. In this writer's opinion, you can't go wrong with either option.

If you're considering moving out of a home that no longer fits your needs, and you fit the age guidelines, you'll be giving up unnecessary space for an exciting, fun filled lifestyle. From everything I hear from people who have already bought at The Seasons, and moved in, they just love it. I suspect there are people out there wishing they were just a few years older so they too could purchase here.
