Canalway Communities to Share $1.5M in State Grants

Communities across Upstate New York will share $1.5 million in Canal Corporation funding for improvements along the New York State Canal system as part of Governor's 2011 Regional Economic Development Council Initiative.

The Canal Corporation awards are:

• $74,992.50 to the Village of Spencerport (Monroe County) toward construction of a new heritage trail and park, which will complement existing canalside improvements and add space for additional festival vendors. There also will be a link to an adjacent segment being constructed by the Town of Ogden with CFA funding.

• $134,238 to the Village of Fairport (Monroe County) for waterfront improvements to the harbor area which receives approximately 250,000 visitors annually and represents more than $5 million in private investment. This grant will go toward landscaping, boater services, and other canalside improvements.

Rochester's Eastern Suburbs - Market Report for the Week of February 6th-12th, 2010

It's time to take a look at what happened in the housing market this past week in the eastern suburbs of Rochester, NY, including Brighton, Pittsford, East Irondequoit, Webster, Penfield, and Perinton/Fairport.

Seventeen listings went under contract this past week. One received a contingent offer and is still being shown, four received offers and are no longer being shown, and twelve went pending, which usually means all their contingencies have been removed.

Two of these properties were listed by RealtyUSA, a ranch in Brighton for $149,500 and a cape cod in Perinton needing major rehab for $13,000.

As you can see, the days on the market ranged from zero to 138 days. This shows that price, condition, and location really do make a big difference in today's market!

Ten properties closed this week. This reflects the activity in the market last December, since that's when the majority of them went under contract.

The most notable property to me was the ranch in Brighton at 108 Mayflower Drive. It was owned by an LLC and, based on the condition and the fact that it doesn't look like it's been rehabbed, had presumably been used as a rental. It had the longest days on the market at 118, and ended up selling for almost $25,000 less than the original asking price.

Overall, these listings sold for an average of 95% of the list price. They also averaged 38 days on the market and $96 per square foot.

To me, this data shows that the market is remaining strong in the Greater Rochester area. Seventeen properties going under contract is great for this time of year, and mirrors what I've been finding with my own buyers and sellers; that the "Spring" market really is coming early this year!

Looking forward to a better 2009

In spite of the Gloom & Doom on CNN<ABC<NBC<CBS<FOX.etc 2008 was a surprisingly good year with more sales and listings in the year than in 2007.

I received Associate Broker status and had a better year than the previous .. again. Things are still looking up for 2009 and I can't wait to see how the year unfolds.

It will certainly be challenging but who said anything worth having is easy to obtain.

Many of the other agents that I have the privaledge to work with in my office have the same outlook and we are all positive about the future.

Come on 2009 we're ready to get back to work.
