As a Feng Shui Consultant in New York and Long Island, I am often asked questions about how Feng Shui relates to bathrooms. Feng Shui is often very literal in the way we think of and SEE things and in Feng Shui, we think of DRAINS.

We are more careful about bathrooms because we do believe in drain energy. Some Feng Shui Consultants warn that an improperly placed bathroom can lead to enormous issues in life. And that's often what we were taught by a number of teachers. Then again, there are Western methods in Feng Shui to deal with these issues which are simple to do and inexpensive. We don't tell our clients to move (hopefully) as that is impractical (and impossible) for many.

We don't, on the other hand, want anything to "go down the DRAIN." In thinking about bathrooms, we deal with where they are and make some standard suggestions. You might want to try them:

Keep the Door CLOSED: Sometimes an issue with children, we do recommend you keep the bathroom doors closed to contain the drain energy. Then again, there are many cat lovers out there and it has to be kept open. In my perspective (and mine only : ), do not change their litter space. Keep it open for Fluffy and remember that bathrooms are also a Water Energy so you are now adding FIRE there. **Be sure to check the other elements, you want a balance!

Put the Seat DOWN: There's a lot of flushing going on, it's best to keep the seat down when not in use. Again, you may have to remind the kids (and sometimes hubby) but they learn.

Put a plant ON the TANK: When you add a plant (with round leaves, please) on top of the tank you are intentionally adding Life Force and deflecting the flow of energy upward. If you don't have a window for a live plant, use a silk one, not dried !

Do NOT have a MIRROR REFLECT any DRAINS: In Feng Shui, when a mirror reflects anything you are doubling and intensifying the Energy. You absolutely do not want to DOUBLE the drain energy in your space! Mirror, Mirror----WAIT! Don't Hang Me Yet!! by Feng Shui Long Island

Always check what your bathroom mirror is reflecting: We ALL have mirrors in bathrooms and we need them. What I've seen most often is that the standard mirror over the sink often reflects a BLANK WALL. Now you are doubling the energy of.....Nothing. Bring COLOR into the bathroom, both to enliven the space and to add the elements. You'll be surprised what some simple and inexpensive changes can occur in your life from a Feng Shui perspective.

**Here's one You DON'T want to SEE (but will, anyway): Feng Shui Bathroom by Feng Shui Long Island & New York

It happens more often then not and until builders become in tune with Feng Shui, you'll come across it. If YOU happen to have it, Don't Panic! Feng Shui was NOT meant to scare you, just to enlighten you. . I recently came across this in a Feng Shui Consultation on Long Island, in Levittown. A lovely small apartment whose first view was of the bathroom. The window is also there, where in a Feng Shui Consultant's Eyes means that all that wonderful, new energy you are receiving through your Front Door (also called the Mouth of Chi) is going right back OUT again.

Thank goodness for Western methods! I recommended that she absolutely should keep the door closed (no pets here) and use two crystals which can diffuse energy. One in the window in the bathroom and one in the hallway (usually recommended anyway because hallways contain many doors-which in Feng Shui represent VOICES).

Levittown School District Homes Market Trend Report - May 2008.  This report shows a statisical comparison between the first quarter averages and the months of April and May for 2008, in addition to a year-over-year comparison.  This report provides information about homes sold in the Levittown School District including:  location of homes, list price, sold price and days on market.

MARKET TREND ANALYSIS: 

The inventory numbers showed improvement over the first quarter averages and the month of April, and were comparable to May of 2007.  The home prices were down slightly, but the ratio between sold price and list price showed improvement. 

 

CONCLUSION:

There were a few closings that helped bring the average price down.  One of the closings was only for $200,000, which is far below the average.  These low price closings have a big impact on a sample size this small. 

Overall, there is still plenty of inventory, and home sellers will need to be competitively priced if they are truly motivated to sell their home.  Homebuyers, particularly first-time homebuyers, are likely to find opportunities in the Levittown School District that haven't been there in the past few years.

MARKET TREND ANALYSIS: 

At a quick glance at the market trend for the Levittown School District, it might seem like prices are dropping, however, this may not be the case.  There were two homes sold for under $300,000, causing the average list price and average sold price to drop because of a relatively small sample size.  The inventory rose at about the same rate as April of 2007, as well as the first quarter average of 2008.  The average days on market improved, as did the ratio between sales price and list price.  If not for a handful of homes that were on the market for much longer than average, this number may have been even lower.

 

CONCLUSION:

Aside from the two homes selling for below $300,000, which is unusual for homes in the Levittown School District, the numbers remained either flat or improved slightly.  A drop in the average days on market is an indicator that homes are being priced properly, as is the improvement of the ratio between sold price and list price.  A number of homes sold relatively quickly, compared to what has become the norm.  The overall trend showed improvement in comparison to the first quarter average of 2008, although there was still a decline from April of 2007.  This area continues to be a good option for first-time homebuyers.  The home sellers that price their homes to sell are likely to find a buyer in a relatively short period of time, and are also likely to maximize the amount that they can sell their home for.  Conversely, overpriced homes are still staying on the market for a longer period of time, and selling for less money.  Homebuyers will find opportunity in the area, but should be mindful of the fact that there are a number of homes that are priced to sell, and will not likely stay on the market for an extended period of time.

MONTH-BY-MONTH / YEAR-OVER-YEAR COMPARISON 

 

MONTH-BY-MONTH MARKET TREND ANALYSIS: 

The inventory trend improved, although it is still increasing.  The average list price, sold price and ratio between list price and sold price improved.  Most importantly, there was a noticeable decrease in average days on market.

 

YEAR-OVER-YEAR MARKET TREND ANALYSIS: 

The inventory trend deteriorated slightly, however, the average list price, sold price and ratio between list price and sold price all improved.  The average days on market showed a slight improvement as well.

 

CONCLUSION: 

Overall, there were some positive signs for homes in the Levittown School District, although it is still early in the year to determine a true market trend.  Should the inventory trend remain stable, and prices continue to improve, it may indicate a rebound in the local market.  This will be determined in the coming months.
