Hi it’s Bart Olszewski. Choosing the right real estate agent can be a very difficult decision. Choose the wrong agent, and your home could sit on the market month after month after month. In a declining market, not only are you losing time, you’re also losing money. When you choose the right real estate agent, things happen. The example is right behind me. This Middle Village home, was on the market for 180 days with another company. When it didn’t sell I got the call. Within a couple of months the property sold. The owner is now enjoying an ocean view. The new buyers are now making some small changes to the property and they’re loving Middle Village. Middle Village, Queens! One of the fastest growing residential community in Queens. Here is a bit of its history.

The area was settled around 1816 by people of English descent and was named in the early nineteenth-century for its location as the mid-point between the then towns of Williamsburg and Jamaica on the Williamsburgh and Jamaica Turnpike (now Metropolitan Ave.) which opened in 1816. In 1852, a Manhattan Lutheran church purchased the farmland on the western end of the hamlet that would become the Lutheran Cemetery. The St. John's Roman Catholic Cemetery was laid out on the eastern side of the town in 1879. After the Civil War, the area became predominantly German. Hotels and other services appeared to meet the needs of cemetery visitors. A housing boom which began in the 1920s eventually consumed the surrounding farmland and became continuous with neighboring towns and neighborhoods. Middle Village is served by Juniper Valley Park, a large public park built on what was once called Juniper Swamp (filled in 1915). Homes along the southern side of the park enjoy breathtaking views of the NYC skyline. Today the park is home to numerous sports fields, two newly renovated playgrounds, lots of open green spaces, tons of squirrels and visitors who come to enjoy it form far and near.

St John's Cemetery located in Middle Village, holds graves of many famous people including mobsters John Gatti, Joe Gallo and Lucky Luciano. Also buried here are fitness guru Charles Atlas and photographer Robert Mapplethorpe.

A large portion of the population in Middle Village is Italian American, although Middle Village has seen an influx of Polish, Irish and Slavic residents over the recent years. Other ethnic groups have been making their home in Middle Village as well. Many of the older families have left Middle Village but have not sold their homes, the result is a neighborhood, especially the southern portion, with a growing population of renters.

Middle Village has three excellent schools, PS-IS 128, PS-IS 49 and PS 87. Home prices are the highest close to the park where there is a variety of styles - brick townhouses being the most common. South side of Metropolitan enjoys highest amount of multi-family properties, but home prices on average are lower. Real Estate market in Middle Village has gone through a correction, but now is stable with potential for growth.

Hello Middle Village residents! Here is your 2009 sales repors. I hope you find it useful. I'm glad to report that our lovely neighborhood is doing well. In 2009 have had 122 sales with an avg closed price of $551,199! Not bad, and that's not counting condos. The average time on the market in Middle Village in 2009 was 94 days. Sounds like a long time, but its less than the Queens average.

To put these numbers in perspective lets look at 2008. In that year the average selling price was $596,487 so the change from 08 to 09 equals to an approximate 8% decline in home values. Not great for homeowners, but a needed correction. On the positive note, because of the lower prices we have had more sales. 2008 recorded 111 sales, as apposed to 122 in 09. Days on the market has not changed with 2008 averaging 95 days.

Own a condo? Here is your information. With some new building coming to the market 09 recorded 11 transactons, up from just 5 in 08. The average price for the sold units in 09 was $356,000. Interesting fact is the number of days on the market... are you ready? On average it took 196 days to sell a condo, more than twice as long as a house.

What is 2010 going to be like? I feel that there still may be a small decline in home values due to the overall economy. But our market is strong, mostly because of the great people who live in Middle Village, take care of their homes and the neighborhood. Being a resident myself, I'm glad to see the improvements to our terrific schools, PS 128 is one of the top schools in New York (my doughter started K1 last Sept.).
