Beware who you are selling to on Craigslist and Ebay!!!!

I've heard about this happening to people before but this time I've seen it first hand. You list an item for sale on ebay or craigslist and someone contacts you through e-mail saying they will mail you a check today for the full amount. They have a shipping company that will come to pick up the item. They ask you to remove the item imidiately from the site and consider it sold. After you provide them your mailing address they send out at cashiers check (its a bogus check). They then e-mail you and say their secretary accidentally mailed $2500 instead of the $1000 you were asking for the item. They ask you to Western Union them the difference back. Its such a scam! No ones is ever going to pick up your item, the check is a fake and you are out the $1500 plus whatever your bank charges for cashing a bad check.

Watch out for people like this, luckily I was aware of what was happening and didn't fall for their tricks. Only do business with people you can personally talk to either on the phone or at the time of the transaction. Beware these scams

For the past three months the average selling price of a staged home was 19% above the listing price while the unstaged home was only 15%. The 4% difference more than paid the staging cost.


  • Freshen up the home by painting walls a light, neutral color, such as antique white. Lighter colors appeal to a wider range of buyers and make each room look larger.

  • Take a close look at the floor coverings in each room. If you have hardwood floors under the carpet, you will always make money by removing it, even if the floor is not in perfect condition.

  • Allow as much light as possible to enter the room. Open up or remove all draperies, blinds, shades or other window coverings.

  • Removing the clutter of everyday life - all utilitarian items, stacks of paperworks, toiletries, kitchen utensils, electronic equipment and television sets.

  • Remove furniture from each room that does not go with the decor, such as items that stand out too much and items that are worn or of an unappealing color.

  • Place the remaining room furnishings in a way that makes best use of the character of the space. A room should be balanced so that people do not focus on one particular piece of furniture.

  • Now that you've removed the clutter from your home, adding some nice but inexpensive accessories will greatly elevate the perceived value of the home.

  • Clean, clean, clean. Every crevasse within the home should be spotless and gleaming. Even your normal weekly cleaning can not come close to the quality of clean you need.

  • You can't over spend on fresh plants and orchids, elaborate floral arrangements and landscape plants. All these provide a strong addition to the ambience you want to create.

  • Go on vacation! The houses that sell for much higher prices are homes that do not have the slightly disheveled look which comes with showering in the morning and cooking dinner in the evening. Being gone also will lower your level of stress and make the house easier to sell. Think of it this way: Your vacation will actually make you money.

With the beauty of keuka lake, our Wineries and our craft market the windmill its no wonder we are still seeing sales. Our Menonite communitty has really helped us to, they have so many great little shops all around this county that breaths life in little Yates. "Dryer Vent Cleaning and "Dryer Vent Repair" Pen Yan, New York, Don’t Let Your Dryer Start a Fire!!!

Clothes dryers can be found in 80 percent, or 81.5 million homes throughout the United States. A full load of wet clothes placed in a dryer contains about one half gallon of water. As water is removed, lint is created from the clothes. In a properly installed vent, any lint that escapes the dryer's lint filter should be blown outdoors. Any accumulation which occurs in a dryer's ducting is usually a sign of poor air flow, especially at the location(s) it occurs. In such cases the vent line should be evaluated to locate and correct any deficiencies it may have.

The vent should be as short and as straight and with as few elbows as possible. The more bends and turns, the greater the reduction in air flow there is and more areas where lint can accumulate. More bends will also hamper dryer vent cleaning, which leading Appliance Manufacturers recommend should be performed annually.

It is sometimes possible to tell if a dryer's vent is the cause of poor drying by totally removing the vent line from the dryer and doing a couple of loads. If drying improves, you can be sure the vent is (at least part of) the problem. When attaching multiple sections of pipe together do not use sheet metal screws, use metal foil tape instead. Any protuberances into the vent will cause obstructions where lint can accumulate, eventually leading to a restriction, and allow lint to build up. Those protuberances will also make the inevitable dryer vent cleaning much more difficult.

Clothes dryers are one of the most expensive appliances in your home to operate. The longer it runs the more money it costs you. Dryer vents clogged with lint cause the dryer to run longer resulting in excess energy costs of $18 to $24 per month. According to the U. S. Fire Administration, dryer fires account for an average of 15,000 fires with an approximate $88 million in property damage, 15 deaths and 400 injuries annually. "Failure to clean" was cited as the leading factor contributing to clothes dryer fires in residential buildings. On a positive note, the number of clothes dryer fires has dropped by 35% from the 24,000 fires that occurred annually, on average, in the late 1970's.

Consumer Reports says that flexible dryer ducts made of foil and plastic are the most problematic because they can sag and let lint build up at low points. Metal ducts, either flexible or solid, are far safer because they don't sag, so lint is less likely to build up. In addition, if a fire does start, a metal duct is more likely to contain it.

No matter which kind of duct you have, you should clean it regularly. In addition, clean the lint screen each time you use your dryer. This not only will reduce the risk of fire, but your dryer will dry your clothes faster and use less energy.

Dryer's Do's and Don'ts

•· Clean the lint filter before and after each load

•· Do not dry clothing/fabric on which there is anything flammable (alcohol, cooking oils, gasoline, spot removers, dry cleaning solvents, etc.) Flammable substances give off vapors that could ignite or explode.

•· Don't forget to read manufacturers' warning about the use and care of your appliance in manuals that accompany new dryers.

•· Replace plastic, vinyl and aluminum foil venting with rigid or flexible metal venting to comply with NYS Building code.
