Okay, the last few weeks have for many of us put our nerves on edge. Today for the first time I met with my financial adviser but did not make a change to my portfolio. I am just going to ride it out. I couldn't believe that today the market also went in a positive direction. You could say the gains made some giddy. It could be short lived but taking it one day at a time is the only thing that can be done.
I know there are many stressed out people out there so here is my poor attempt at humor. It is a bear market so where did the bulls go? Well, I found them hanging out in Pine Plains and I have the pictures to prove it. This may not get a laugh but I hope you will enjoy the shots.




Okay, being a Realtor I did have a real estate question for my adviser. I asked him if he thought that the people with cash who are skittish about the market would now consider real estate investments. He thought they might and then we took it a step further and predicted that some would decide to leave Wall Street for a more peaceful life in the Mid Hudson Valley and I would be ready to help them make the adjustment.
Who really knows what the next few weeks will bring?

The Pine Plains real estate report for August and the first week of September shows the following:
Looking at the report I could see most of the properties already have had at least one price reduction. So here is hoping with fall in the air more buyers will be out looking. Yes with higher than usual inventory there is opportunity in the market.

On Thursday, I met a fellow Realtor to preview a couple of her listings and then we decided to stop in at the Mountain Cow Cafe in Pine Plains. the food as usual was good. I had a wonderful vegetarian sandwich. While we enjoyed our sandwiches we also saw a beautiful exhibition of pictures from the Italian countryside, I can't remember the name of the photographer however I loved his work.
On Friday in the New York Times the Mountain Cow Cafe was mentioned as a neat place to stop. Back at the beginning of 2007 I had posted about this place.
So here it is:





If you ever take Route 199, say, from Red Hook towards Connecticut you will go through the town of Pine Plains. I would suggest you take your coffee break at the Mountain Cow Cafe. Here is a place you can get an espresso drink or in my case, tea and a scone. Today I had the most delicious scone, the way the english make it.
Anyway, this cozy, light-filled cafe is a great place to enjoy a cup of coffe while reading the New York Times. If you want to get even more comfortable make yourself at home on the leather couch; and if you are with a friend maybe even a game of backgammon could be arranged.
On my way out, I wanted a sandwich for my son. On the menu was a Tuna Salad Bacon Cheese Sandwich. To me, that was a very odd combination; but since my son likes to try new things I bought it anyway. later he told me it was great, so, you never know.

Pine Plains, NYlocated in Northern Dutchess County, in the Mid Hudson Valley has a population of approximately 2,600 people. It is a very pretty small town which has a great lake for swimming known as Stissing Lake and Stissing Mountain (elevation 1,403 feet) overlooks the town.
There are currently 22 homes for sale in Pine Plains ranging in price from $235,000 to $4,200,000. 20 of the homes are under $680,000 and 2 are over $1,000,000.
There were no homes sold in Pine Plains in March. There were 3 homes sold so far in 2008. Pine Plains is an affordable place to live. The current average listing price for a home in Pine Plains (excluding the homes priced at over $1,000,000) is $353,000. The median price is $349,000. There are currently 7 homes for sale for $300,000 or less.
The town of Pine Plains recently approved a 55+ community called Towne Center which is currently under construction. I have visited the model condominium and they are very nice. There are currently 6 condos on the market ranging in price from $249,000 to $349,000.

Pine Plains is a small town in the northeastern area of Dutchess County New York. It is also the site of the Carvel Property. If you are from the New York area back in the 80's you might remember Tom Carvel's ice cream commercials. This beautiful property in Pine Plains was also the site of a popular country club and golf course. The property has been sold to the Durst Corporation and there is presently a proposal for over 900 residential units. The company is going through the approval process and presently both towns of Pine Pains and Milan are conducting public hearings. With such a large development you can imagine there would be concern by the residents as to how this will impact their lives in such ways as: would the school have to under go expansion? Although I undesrtand that this project will be catering more to those looking for a luxury second home in beautiful Dutchess County. What will be the traffic impact? etc. These issues are being carefully considered by the towns and updates on the project can be found at the Carvel Development project site.
