Feng Shui Workshop in Plainview, Long Island, New York
The first time I gave this workshop was only a few months ago. I was pretty excited...and very nervous. I STILL never would have thought or imagined that the very school that I learned Feng Shui from I would one day be TEACHING there. I always think if I could have seen ahead to what would have happened in the Field of Feng Shui, I wouldn't have believed it anyway.
I wondered back then how many people even KNEW of Feng Shui....not many! Calls were very few and far between. Pure determination made me stick it out because I had seen it work. Those days we were happy to be called for a Feng Shui Consultation for a HOME and I don't believe it occurred to ANY of us that down the road the calls for Feng Shui Consultations for Corporations and Businesses-and even New Construction would have become popular.
And here we are....to the "impossible." When I went to the Metropolitan in Plainview, Long Island, New York for Feng Shui Studies it was then (and may still be) the first licensed and accredited school in the country for Feng Shui Studies. And it was the very first graduating class who came from all parts of the United States to attend.

We used to joke during our Qi Gong exercise outside that we were standing in PLAIN VIEW. On August 7th, I have been invited back to my alma mater to give another workshop for students. And I hope that one will be followed by one for Realtors. It isa thrill for me and an honor!

MARKET TREND ANALYSIS:
The overall numbers for the month of May were down in comparison to the first quarter averages, the month of April and May of 2007.
CONCLUSION:
As is the case with many areas of Long Island, there were a few home sales that were well below average that contributed to the lower overall numbers. Since the analysis is based on a relatively small sample size, it is easy for the numbers to be easily impacted.
The most positive number for the month was that fewer homes came on the market than the first quarter average, the month of April or even May of 2007, while more closings took place. This means that inventory grew at a smaller rate. However, there is still a decent amount of inventory available in the Plainveiw - Old Bethpage School District, so homeowners that are that interested in selling their home must be competitively priced.
Homebuyers that are interested in moving into the area are finding good opportunities below the $500,000 mark. This was rare in previous years.

MARKET TREND ANALYSIS:
The home prices for April in the Plainview-Old Bethpage School District showed improvement over the first quarter average from 2008, and also over April of 2007. The days on market was relatively unchanged. The inventory continued to rise at about the same pace as the first quarter of 2008, but faster than April of 2007. While sold prices were higher, so was the ratio between sold prices and list prices.
CONCLUSION:
Based on the first quarter comparison between 2007 and 2008, and the strength of home prices in April of 2008, it would appear that the market has stabilized in the Plainview-Old Bethpage School District. Aside from rising inventory and a lower percentage of list price, all of the other statistics were favorable for home sellers in the area. Home sellers should realize though, that rising inventory still makes pricing properly a prudent decision. Those homes that are priced properly and in "showing" condition are likely to get the offers closest to the asking price in a shorter amount of time. Homebuyers in the area should be mindful of the fact that there are trends that are showing that homes prices could be on the rise, and should not approach their home buying thinking that all homes are overpriced, despite the fact that this may be the case in other areas.

MARKET TREND ANALYSIS:
The trend in the Plainview - Old Bethpage School District for home sales is interesting, to say the least. On one hand, inventory is rising, and there have been less closings, particularly in comparison to the first quarter of 2007. The other number that is rising is the days on market. Both of these numbers usually go hand-in-hand with a softening of home prices, but this is not the case here. Home prices for March were the highest that they've been all year long, and the home prices in the first quarter of 2008 are very close to the home prices for the same time last year. The bottom line for most people is sales price, and based on the statistics, the sales prices are holding their levels.
CONCLUSION:
It would appear that homeowners are now pricing their home more competitively, at least the ones whose homes are actually selling, as evidenced by the improvement in the ratio of sales price to the list price. With inventory rising, it is important for homeowners to be priced for a competitive environment, and homes should be in the best condition possible to attract offers.
Homebuyers have an opportunity now to find the home that best fits their needs due to the amount of inventory available in the Plainview - Old Bethapage School District. The opportunity is magnified by the fact that the economic stimulus package has raised the loan limits on FHA and Jumbo loan limits until the end of 2008, and also by the fact that interest rates are still near historical lows.

MONTH-BY-MONTH MARKET TREND ANALYSIS:
Inventory increased at a slower rate, List price declined slightly, but sold price dropped noticeably, which resulted in a drop in the ratio between list price and sold price. The average days on market remained relatively flat.
YEAR-OVER-YEAR MARKET TREND ANALYSIS:
While inventory showed a slight increase, the average list price and sold price did improve. The ratio of list price to sold price improved slightly, and there was a small increase in average days on market.
CONCLUSION:
It is early in the year, and the trend for home sales in the Plainview-Old Bethpage remains to be seen once there is more data. While there was a decline since last month, there was improvement compared to 2007.
