At the current rate of closings we have an 8.2 month supply of homes on the market as of February 2, 2008.

Just a quick note on the local real estate market. Our area of Northern Dutchess and Southern Columbia counties have not seen the decline in prices as many of the areas of the country have experienced. Our prices have dropped in the last year but most homes are still selling within 10% of asking price. A great house at a very good price can be purchased right now but don't expect prices that are well below the asking price to be accepted. We are not over built in our area and the demand for good housing remains strong.

What do these numbers mean for buyers? For one thing, you have a greater number of choices than buyers have had in a long time in our area. Secondly, you are most likely in a good position for negotiating a very fair price. In the Northeast winter can be severe and take a big toll on the landscape. We all know how important curb appeal is; I have taken buyers to a listing and just based on the outside they decided to forego the showing.

One Item that should be addressed at this time is the trees, if we did not address them during the fall season. Many shrubs and trees need to be pruned for various reasons.

Just to name a few.

Rhinebeck, NY Area welcomes a European Inspired Community - Brook In Waterland

If you love European architecture, specifically Dutch architecture, you must see the new project being built by Hudson Valley Development Group in Clinton, New York. My husband and I visited the model home there on Saturday. The community is called Brook In Waterland and the model home there is just amazing! Eventually there will be about 23 homes in the community built in the traditional "post and beam" style with a working farm and vineyard.

The devolper is working in tandem with the Winnakee Land Trust to be sure the land surrounding the community is preserved to be enjoyed by everyone who lives there. The 23 homes will each be on about 1.5-2 acres and all the remaining lan, about 150 acres, will used for the farm, vineyard and walking trails.

Everything in the homes is done by hand. The siding is planed by hand, the floors are reclaimed antique wood refinished to to a beautiful patina and the roof of the homes are hand made tiles and hammered copper. The gutters and downspouts are also copper and the windows are all modern day energy efficient replicas of windows that would have been used in the 1700's. There is a faux marble fireplace in the model that looks so real my husband walked over and knocked on it to see if it was marble.

The woodworking in the home is painstakingly done, all exact replicas of woodwork as it would have been in the 1700's. The homes will all be 3 stories with kitchens on both the lower levels (which are walkout) and the middle level. Traditionally, the Dutch owners would have lived on the lower level, entertained on the main level and used the third floor as guest quarters.

The agent that gave us the tour pointed out a side door and explained that in the Dutch tradition that door was only used for two purposes during your lifetime in the home. You entered that door when you got married and when you passed away you were removed from the home through that door. Does that make you wonder what the Dutch thought about marriage!?!

I have a personal interest in European architecture and furniture. I owned my own antique shop in Rhinebeck, NY for almost 10 years and imported much of inventory from Amsterdam. The furnishings I sold are the type that would have furnished those homes all those years ago. It was a thrill for me to see such a home up close.

The homes are in the upper tier as far as price. They start a bit above $2,000,000 but I don't believe you will find anything like this anywhere in the Northeast. It is worth a trip just to see this home.

My hope for the New Year is that after you read The Revival of PANDA by Cynthia Owen Philip in Abouttown you will join me and participate in our community dedication.

The article begins:

I've got to be right up front about PANDA. To me it's the best thing since apple pie, living in Rhinecliff and tennis. The PANDA I'm so gung-ho about isn't the cuddly bear, although long ago some wry animal lover may have made the connection. Rather it's the acronym for Public Access Northern Dutchess Area television.

Channel 23's mission is to bring broadcasts of town and village public meetings and school events as well as talks offered by such organizations as the historical societies and libraries to residents of five municipalities - the towns of Rhinebeck and Red Hook and their three villages, including Tivoli. Equally important, it is a vehicle for residents to get their ideas and opinions before the public eye, either in the form of a self-generated program or in a public discussion set up by Panda. A full spectrum is welcome, be it hobbies or work, politics or religion, sports or dog care.

What makes me so enthusiastic about PANDA is that it enables the municipalities to understand each other without encroaching on their very different histories and characters. In practical terms, PANDA can give each a solid basis for working together on projects of mutual interest, from confronting the State Department of Transportation to merchandising local farm produce. Acting in concert, it seems to me, can only save time and taxpayer money. Besides, cooperating is a neighborly thing to do. As the saying goes: It takes two hands to clap. With four or eight or ten clapping together, there's no limit to what can be achieved.
