We will take a look at the real estate market for the month of January for resale single family homes. In the Capital District pendings were up at the beginning of Janurary from December as the economy recovers steadily. Buyers continue to enter the real estate market for February taking full advantage of listing inventory and mortgage prices.

An exciting number for February's real estate market report is that 820 sellers have adjusted their list price to provide a incentive for buyers to make an offer. Pendings were up in January real estate market compared to December, the stratedgy has paid off.

Overall the Capital District Real Estate Market for February has appreciated 3.4%

Saratoga county real estate market saw a gain of nearly 8% for February.

Albany county real estate market saw a gain of over 10% for February.

This number is luckily to fluxuate as 2011 progresses by available of housing inventory in certain areas.

Higher price homes in the real estate market that are more available in one particular month can highly effect this number. We will keep an eye on this number throughout February.

Join in all the fun and warm up with Saratoga's Chowder Fest on February 5, 2011. This years Chowder Fest is sponsored by The Saratoga Convention & Tourism Bureau. Come and sample some of the best Chowder at the local restaurants of Saratoga Springs.

The Chowder Fest starts at 11 am to 4 pm on Saturday February 5, 2011 in Saratoga Springs NY. Sample some of the best chowder of Saratoga at the fest. Samples will be $1 per cup or 3 oz serving.

How Saratoga Chowder Fest Works

This years Saratoga's Chowder Fest offers you a chance to pick the winner.

Pick up a Ballot form at any participating restaurant.

Then choose your favorite soups and chowders at the Saratoga Chowder Fest.

Turn in the completed ballots to the Saratoga Arts Council or the Saratoga Visitor Center.

The winners will be announced at 5:30 at the Saratoga Springs City Center at 5:30 pm.
