Feng Shui in New York- BEDROOMS and Interior Design
As a Feng Shui practitioner in Manhattan and Long Island, I love seeing the different spaces in both apartments and homes. It's interesting that many of the Principles of Feng Shui do NOT go along with the principles of Interior Design and it's also interesting to me that more Interior Designers, Decorators and Home Stagers are more interested In Feng Shui then ever before. The differences we share are often in BEDROOMS.
This room in Smithtown Long Island in New York was in a spacious, three bedroom home. It was furnished by an Interior Design student who was looking for love (among some other issues). In Interior design you are taught to think in ODD numbers---threes or fives for example.
In Feng Shui, particularly in the bedroom and partnership areas, we are thought to think in TWOS. Two people, two statues, two candles as twos signify a partnership and three, well, is a crowd! We don't want to bring a third person into our relationship.
A Lovely Bedroom--Without Feng Shui Principles
We also think in the color PINK for romance. While this doesn't mean you have to paint your entire room pink, throw pillows, candles and flowers can be added to almost any color scheme to represent pink.
We also need to allow someone to come into our life by creating room for new energy-and a new person. Having one side of a bed up against the wall goes against Feng Shui principles for this very reason...there is no ROOM for a new person. In Feng Shui and Bedrooms in particular, we need BALANCE, something this room is lacking. Cleaning out one drawer and part of your closet (it likely needs it anyway) is also a good decision.
As a Feng Shui Consultant, we also want to see our clients "backed-up" in life....and in their bedrooms and offices. A solid headboard (wood is best so it doesn't pick up any EMF's) is recommended. And choose your artwork carefully.
Back to our bedroom in Feng Shui. This is a lovely room but NOT a room that employs Feng Shui principles. It's not uncommon for me to see a light go off in one of my client's when they have been taught SO differently but are able to understand WHY Feng Shui Consultants view things the way they do---and they're off to make some changes!
*If you've read this long, one more piece of advice. We are looking for a PARTNER, not a power play situation...keeps your "twos" in the SAME SIZE : )

Smithtown School District Homes Market Trend Report - June 2008 - Mid-Year Recap. This report shows a statistical comparison between the months of April, May and June 2008, in addition to a year-over-year comparison. For the mid-year recap, the first and second quarter averages are listed as well for both 2008 and 2007. This report provides information about homes sold in the Smithtown School District including: location of homes, list price, sold price and days on market.
While the monthly reports provide a relatively small sampling of homes, which often times results in extreme fluctuations that may or may not be indicative of the market trend for the Smithtown School District, a look at the mid-year trends will be more indicative of the current market trend.
This report is designed to give factual information about sales in the Smithtown School District. As is the case with many school districts on Long Island, the Smithtown School District has a very broad spectrum of home prices (starter, mid-level, luxury), and the value of individual homes cannot be determined by evaluating broad market trends. If you are interested in finding out the market value for your particular home, you should consider having an actual market analysis done.
These reports are done by school district rather than town because school districts play a very important role in home prices on Long Island.

YEAR-OVER-YEAR COMPARISONS

MARKET TREND ANALYSIS:
The June numbers were the best to date this year, in comparison to both the first and second quarter averages. The average list prices and sales prices rised, days on market decreased, there was less new inventory and more closings than any other time this year. However, the year-over-year numbers continued to decline. In 2007 less homes came on the market during the first half of the year and there were more closings. The average list prices and sales prices were lower this year compared to last year as well. The ratio of list price to sales price decreased slightly, and days on market stayed about the same.
CONCLUSION:
The June numbers were much better than the rest of the year to date. While sales prices increased, perhaps the most positive sign was the fact that less homes came on the market and more closings occured. Should this trend continue, it is likely that home prices could continue to climb as well. However, the numbers have been weaker than the 2007 numbers across the board, and it remains a buyer's market.
The most likely reason that the numbers are improving is because more home sellers are pricing their homes for current market conditions. The sellers that are truly motivated to sell should keep in mind that there is still a decent amount of inventory on the market, and homebuyers are most likely to make offers on the homes that are properly priced, and in the most "show-ready" condition.
Homebuyers that are interested in moving into the area should note that the pendulum might be starting to swing, and home prices may continue to rise. Given the current mortgage opportunities, and the news about the future of mortgages, homebuyers that are able to afford a home now should be actively looking. With prices possibly continuing to rise, and a possible rise in mortgage rates, the homebuyers that are still waiting out the market may very well find themselves with less buying power when they finally decide to purchase a home.

MARKET TREND ANALYSIS:
The average sales price, average list price and ratio of sales price to list price all showed improvement in May, compared to the first quarter average and the month of May. However, the inventory continued to rise at a faster rate than last May or anytime this year.
CONCLUSION:
Prices rising is good news, but inventory rising will keep the prices in check for homeowners coming on the market now. As is the case with most of Long Island, competitive pricing is the key to success in selling your home. Whilie home prices rose on average, homebuyers should be encouraged by the amount of inventory available. There has even been some opportunity for first-time homebuyers to get into the district, which has been a limited in recent years.

Each year, the Smithtown Recreation Department hosts a free Concert Series at Hoyt Farm Park on New Highway in Commack. This year, seven concerts will be presented during July and August, appealing to a wide range of musical tastes. Additionally, we will hold two Friday night Kids Concerts especially for children in the elementary grades. One of the highlights of the Summer will be the August 1st viewing of the block buster hit, BEE MOVIE on the big screen. As always the events will be free of charge! In case of light rain every effort will be made to move the concert under the pavilion. Check this website after 3 p.m. on the day of the show for last minute weather updates.
