HOME SALES STATISTICS FOR SYOSSET, NEW YORK

For the first three quarters of 2008, there are 121 homes sold in Syosset compared to 185 homes sold in Syosset for the same period in 2007. That's a 35% drop in sales. Inventory is very robust with 139 homes for sale as of 10/12/08.

Since June 1, 2008 there are 72 homes sold in Syosset, 16 homes were sold in June, followed by 17 homes sold in July. Home sales peaked in August with a sale of 26 homes. Then the trend shifted. Sales in September were a mere 9 homes. So far, only 4 homes were sold in October.

Regarding the style of homes, Split ranked #1 with sales of 26 homes, followed by colonials with a sales of 20 homes . Splanch was the most unpopular style. Here is the breakdown:

Overall, the home prices declined a bit from April, but were still higher than the first quarter average and also May of 2007.  The average days on market showed a significant increase in comparison to this year and last year.  The ratio of sales price to list price continued to be below that of 2007.

 

CONCLUSION:

The Syosset School District has an unusual market because the homes range from starter to trade-up to luxury.  Each of these markets act as their own sub-markets.  Overall, there are positive trends in the market.  However, homeowners should expect that it will take some time to sell their home, and that the sales price ratios are lower in Syosset than other parts of Long Island.  Homebuyers have an opportunity to find the home that best fits their needs in the district due to the rising inventory levels.

MARKET TREND ANALYSIS: 

The inventory rose in the Syosset School District higher than the first quarter average, and also higher than April of 2007.  The averge home prices rose on the strength of two multi-million dollar luxury homes.

 

CONCLUSION:

If you were to look strictly at the average list price and average sales price, it would appear that homes in the Syosset School District have appreciated dramatically.  However, the numbers are skewed by the homes that sold for over $3 million in Muttontown and Oyster Bay Cove.  While these two sales boosted the sales figures, they also contributed to the ratio of sold price to list price deteriorating.  All things considered, the days on market remained relatively flat, and the inventory increased somewhat.  Sellers still need to be mindful of pricing their home properly in this market.

MARKET TREND ANALYSIS: 

As is the case with many of the areas on Long Island, the home trends in the Syosset School District fluctuate from month-to-month.  However, the quarterly numbers year-over-year, have shown a modest decline in home prices.  The average days on market is slightly lower this year, and the ratio of sales price to list price remained relatively stable as well.   Inventory is also on the rise, but only by a marginal amount, as compared to the first quarter of 2007.

 

CONCLUSION:

Homeowners are facing more competition with the rise in inventory.  Like most areas, the homeowners that are motivated to sell their homes should price the home accordingly.  Homebuyers looking to buy a home in the Syosset School District will benefit from relatively low interest rates, and prices that have come down a bit.  In addition, the economic stimulus package has raised the FHA and Jumbo loan limits until the end of 2008.  All of these factors make for an excellent buying opportunity for those looking to get into the area.
