For anyone who likes jewelry the is a must-see in our Westchester Events calendar. The show features an enormous selection of jewelry from vendors throughout the world. The price spectrum runs from very modest to the sky’s the limit. It suits any type of buyer. They offerings are discounted and you can save substantially over retail. There are mineral samples for people to explore. I always find looking at these rocks as fascinating. Diamonds in the rough has real meaning!

My mother bought me a wonderful set of earings and a ring just a year or so before she passed. I also bought some marvelous fresh water pearls there several years ago. One year I found some very reasonable pendants and pins that were appropriate for all. Given the discount it wasn’t expensive and everyone was so impressed with the unique offerings.

Bring your wallet and be prepared to spend a long time. Its hard to tear yourself away!

This expo might more appropriately be entitled “Death by Chocolate.” This was Westchester Events biggest food show for 2009 and by all reports 2010 appears to be right on track to surpass what was done in 2009. Among the offerings I come up with in my Westchester calendar of events, offerings like this rank high because they are fun, inexpensive, and different.

Briefly, the expo is expanding to include more tastings, and sales featuring gourmet chocolate, baked goods, ice creams, wine, beer – and gifts with a “chocolate theme.” In addition to the traditional chocolate the expo is including vendors that specialize in chocolate products for those who are on specific diets.

These specialty products cover a wide range include…

  • Fair Trade
  • Organic
  • Kosher
  • Low Glycemic
  • Sugar Free

This makes it possible for many more people to enjoy the anti-oxidant benefits of dark chocolate:

The information on this post will be placed as a revision on my web page for the Broadlawn White Plains. This market update includes the first and second quarters along with an informal update of stats since the end of the second quarter.

The Broadlawn – White Plains – Sales History – 2006- Dec 2009*:

Coming down from their highs in 2007, where $390k for a renovated 2 BR unit was considered a reasonable price, prices at the Broadlawn have moderated. The following chart reflects the sales history of 2 BR units since 2006 and is based on median price. The choice of median rather than average was based on the fact that some units had undergone extensive renovations while others hadn’t. This created gyrations in pricing that didn’t truly reflect the market. Fully renovated units were selling just shy of $400k during the height of the boom – while those in need of TLC were selling for significantly less. There were not enough sales of 1 BR units to make an analysis of 1 BR or studio units practical. It is obvious that price points have moved down considerably off their highs. Currently, the median price is down a little over 9% off the high point in the latter half of 2006. Other variables include location within the complex and whether or not the unit has any outdoor space or a fireplace. There were no sales from July to December, so the stats stopped with Jan-Jun 2009 figures. * Note that all data was derived from the statistics available through the Westchester-Putnam MLS.

Downtown White Plains NY - The Broadlawn Sales Stats

Update on sales prices and listing prices for Q2 2010:

Since there have been were very few actual sales at the Broadlawn this past year, I will delayed updating the the graphs until early September. There were no sales in the last quarter of 2009 and 2 sales in the first half of 2010. The median sales price for a 2 BR unit in 2010 is $291,000. One of the units was in dire need of upgrading – and although it had a terrace (garden-level) and a fireplace, its condition dragged down the price. The other unit had both a balcony and a fireplace and sold for $322,500. The unit was in good shape but not modernized. So a fully upgraded unit would be selling for more while a unit in dire need of some TLC would be under the $300,000 price point. So for buyers, yes, this is a buyer’s market, but understand that a unit with all the bells and whistles will fetch a somewhat higher price.

The only other unit that has sold since that time is a studio which is not used in these statistics.

The use of 2 BR units as my base is due to the fact that the vast majority of units in the complex are of the 2 BR variety and that significant statistics can not be found in either 1 BR units, studios or the handful of 3BR units. However, the one recorded sale of a 2 BR unit since the beginning of the year was at $260,000 for a unit that was not renovated. Although this indicates a marked price decline from the previous year, it should be noted that there was always a major pricing difference between units that had undergone renovations and those which have not. Asking prices are certainly down from the previous year. The range in price for 2 BR units is from $195,000-$389,000. The median asking price (which does not reflect an actual sales price) is $329,000 – which also indicates the reality of the market by pricing in a significant decline. Further, given the fact that there have been relatively few sales at the Broadlawn, the presence of six 2 BR units on the market represents a significant inventory. This is an opportunity for buyers. But sellers need to price their units accordingly or they will linger on the market. And since this market is still depreciating – time on the market equals lost revenue.

White Plains NY condos go, Jefferson Place offers a great deal of luxury for the money. The complex spans on square block between Livingston Ave. and Rutherford Ave. in White Plains, NY with units on 300 Mamaroneck Ave. and 31 Greenridge Ave. Jefferson Place is located a scant half -mile from Trump Tower, the Ritz Carlton and the White Plains City Center. The city side – facing Mamaroneck Ave. is an eight-story urban mid-rise with a sophisticated brick façade. While the suburban side on Greenridge Ave blends in with the single family homes that dominate this area. The flats look like town homes, but are - in reality - walk up condos. The low-rise portion surrounds tree-lined streets, single family homes while the city side faces the downtown. Whatever side of the complex you are on - you can leave the car and walk. Jefferson Place – White Plains – Sales History – 2006 – Jun 2010*

The chart below follows the average sales price of 1 BR and 2 BR units at the 300 Mamaroneck Ave. midrise portion of Jefferson place from 2006-2009. For 1 BR units the average sales price peaked in 2007 for about $400,000 and is now down nearly 15% at $341,000. 2 BR units have lost more ground dropping 20% from their height in early 2008 from $575,000 to $459,000. Actual pricing depends on many variables including square footage, view and location in the building. Upper floors traditionally selling for more. * All data was derived from the Westchester Putnam MLS.

Update on Sales Prices & Listing Prices for Q2 2010:

Thanks to the tax credit there was an uptick in sales volume – particularly in the second quarter. There were 4 sales of 1 BR units during the first half of 2010. The average sales price for a 1 BR unit was $352,000. That average was slightly higher than the Jul-Dec numbers – however, some of these units were of the larger variety. There were 3 sales of 2 BR units. One unit was very richly priced due to some unique amenities – so the average sales price of $458,000 needs to account for that fact. Since the end of Q2 – two larger 1 BR units have sold with an average price of $360,000 and 1 2 BR unit sold for $440,000. In White Plains generally – the market is tough for condos. Currently, sales are down to half of their 2009 levels. Inventories are swollen with a 2 year supply on the market. Fortunately – the listing load at Jefferson place is down to 4 units.

So sellers should take heart because they can indeed sell their units. My own track record selling in this complex speaks to that ability. When the unit was marketed heavily and properly presented (staged so that buyers could “see” themselves in the unit) my median number of days to contract is at 59 days. This works only when the seller is realistic. Staging is really no longer optional and with prices dropping at Trump – Trump could actually provide some competition for the upper end units at Jefferson. So although this complex represents an attractive price-point for buyers, sellers need to price competitively in order to get noticed given the amount of inventory on the market in White Plains as well as surrounding areas.

The chart below follows the median sales price of 2 BR units at Trump from 2006 through 2009. Sales of 1BR and 3BR units were too sparse to make any statistical trends valid. The average sales price peaked in the second half of 2006. After that there was a gradual decline in the average price which appeared to be leveling off until the the crash of 2008. Like the rest of White Plains, prices declined significantly following the stock market crash. accelerated after the stock market crash of 2008. The current average sales price is $692,000, in a market with low volume which might skew the results. This is roughly a 21% drop off the highs of 2006. This number roughly parallels the drop in price that we have seen in White Plains generally. * All data derived from the Westchester Putnam MLS.

Update on Sales Prices & Listing Prices for Q1 & Q2 2010:

There were four sales recorded for the first half of 2010. Currently two units are under contract. With the recent influx of 10 new listings, there are currently 20 units on the market, creating a significant inventory overhang. At the present rate of sale, it would take about 26 months to get rid of this inventory. The new listings are priced more competitively in order to stimulate sales. The price range for the new listings runs from $565,000 – $1,449,000. Sellers need to be very realistic and price their units appropriately. Trump tower offers a wide price range. The gyrations in average and even median price points must be taken in that context and the general trend is what really matters here. This is a nice buying opportunity – but this is a very difficult market for sellers.

Walkable neighborhood is rated a “Walkers Paradise”

The Trump Tower address at 10 City Place was rated as a “walkers paradise” given a score of 98 on a scale of 1-100. Make no mistake, Trump is at the center of everything. The buyer of White Plains NY condos would be hard-pressed to find a better location in all of Westchester county. The walk score tile below shows how vibrant the immediate area surrounding the complex truly is.
