The Residences of Jefferson Place is a condominium complex with a split personality. The complex spans on square block between Livingston Ave. and Rutherford Ave. in White Plains, NY with units on 300 Mamaroneck Ave. and 31 Greenridge Ave. Jefferson Place is located a scant half -mile from Trump Tower, the Ritz Carlton and the White Plains City Center. The city side – facing Mamaroneck Ave. is an eight-story urban mid-rise with a sophisticated brick façade. The façade reflects the growing urbanization of the city and is just steps away from all the shopping and dining that downtown White Plains has to offer. The suburban side of the complex on Greenridge Ave. gives a bow to the Highlands community where it resides. The units on Greenridge are three story walkup condos that have an outer façade resembling three story townhouses. The low-rise portion surrounds tree-lined streets, single family homes and other low-rise condo complexes.

It also included a sales history about the complex and the walkability of the neighborhood. This post is a simple update on the sales history reflecting changes that have occurred during the first quarter of 2010. Update on Sales Prices & Listing Prices for Q1 2010:
There was only 1 sale at 300 Mamaroneck Ave for Q1 and that was a 2 BR unit for $452,500. This one sale represents a stable market from the previous quarter. But the good news ends there for sellers. With only 1 sale and three contracts, the sales volume is low when compared to the 15 units that are available at #300. Add that to the two additional units active at 31 Greenridge and you have a strong buyer’s market. That pressure is showing in current asking prices. The Median asking price for a 1 BR at #300 Mamaroneck Ave is $350,000 – down signifcantly from asking prices of the previous year. The median asking price for a 2BR unit is $454,500. which is just $2k above the last recorded sale. It indicates that the market for 2 BR units has gone down another leg and that something similar is probably afoot with respect to 1 BR units.
This market represents a fine buying opportunity. Sellers should take heart because they can indeed sell their units. My own track record selling in this complex speaks to that ability. When the unit was marketed heavily and properly presented (staged so that buyers could “see” themselves in the unit) my median number of days to contract is at 59 days.
