Whenever I see property in Beavercreek Ohio that is a For Sale By Owner Home, FSBO’s, go up for sale I wonder to myself what is really going through the sellers mind. Similarly, when I hear of buyers who ventured out and purchased a home without a Realtor I again wonder the same thoughts—why do they choose to take on so much risk without representation? Many will say “It worked out for me,” but the reality of the matter is often you really won’t know until much further down the line when you either paid too much for the property or you found out your property was worth more than you thought and you sold short.
Knowledge is Power!
The best way to negotiate whether buying or selling is from a position of strength. One way to gain strength is through knowledge. In a real estate transaction your results will be a direct correlation of how much knowledge you bring to the table. Many buyers and sellers take on this task too nonchalantly and don’t realize the enormous potential of adverse risk they could be manufacturing for them and their families.
When buying, you need the skills and knowledge to find out the condition of the home, motivation of the seller, and what the market is doing. As a seller, you need to know many of the same things as well as a way to remove bias emotions from the transaction.
Bottom line, if a buyer or a seller decides to take on the expense of time and effort to become their own pro se Realtor they will also be responsible for obtaining the same level of knowledge a professional Realtor has to effectively handle their transaction. Why leave one of the largest investment decisions and process in a person’s financial life to chance. Realtors eat, drink, and sleep real estate day in and day out and work with a myriad of people, problems, and solutions. This form of knowledge is called experience and could potentially save you the client time, money, or aggravation.
