Emerald Woods Brecksville Ohio Real Estate Market Report 4th Quarter 2011

Emerald Woods is a beautiful community of well appointed homes! It is conveniently located to the freeway and close to the gorgeous metroparks! It is just a few minutes east of the center of town providing easy access to downtown Brecksville. Below is the 4th quarter market report as it compares to 4th quarter 2010. These numbers are not surprising given the time of year and I would expect the 3 homes for sale to be entertaining offers in the first quarter. It's as important as ever that if your home will be on the market, it must be super clean, wallpaper removed, walls freshly painted, carpets cleaned, and above all, competitively priced! Interest rates are still very low and buyers are looking but they still want the best house for the money. If your home is on the market or soon will be, try not to miss a showing, make sure you have the best pictures possible and consider every offer!

The Emerald Woods neighborhood in Brecksville, Ohio, 44141 consists of approximately 92 single-family homes built between 1991-1998 with homes ranging from 2,335 to 5,306 square feet with the majority of homes between 2,716-4,764 square feet.

Most lots are generally 1/2 acre.

The highest sales price recorded was $489,000 back in 2005.

There were no recorded sales in 2009.

There were four recorded sales in 2008 with sales prices of: 305K, 334K, 408K and 410K.

Emerald Woods is a development of new and larger homes, relatively speaking than the typical Brecksville, Ohio neighborhood.
