Below is the 4th quarter market report for Creekside Trace as it compares to 4th quarter 2010. There has been a decline here similar to other subdivisions in Broadview Heights and there has not been much measurable activity but that is to be expected in 4th quarter. It's as important as ever that if your home will be on the market, it must be super clean, wallpaper removed, walls freshly painted, carpets cleaned, and above all, competitively priced! Interest rates are still very low and buyers are looking but they still want the best house for the money. If your home is on the market or soon will be, try not to miss a showing, make sure you have the best pictures possible and consider every offer!

Creekside Reserve Broadview Heights OH 1st Quarter Market Report 2011
Currently there are 3 homes available in Creekside Reserve and 4 homes that are pending (all of Broadview Heights) in the $400K-$500K range. The spring market is heating up with more buyers inquiring about homes, and occasional multiple offers. Now IS the time to list your home. Don't wait until May like so many sellers will.

Community Profile for the Creekside Trace neighborhood in Broadview Heights, Ohio, 44147

This development consists of sixty-one, single-family homes predominantly built by Petros Homes. Creekside Trace is conveniently located off Wallings Road.
Creekside Trace is accessible via Wallings Road and is approximately one-half mile west of Interstate 77, the main north-south highway connecting downtown Cleveland, Akron to the south, the airport to the west as well as Cleveland's eastern suburbs, including the major employer corridor along I-271. The Brecksville-Broadview Heights School District has the highest ranking (Excellent with Distinction) by the Ohio State Department of Education and is also a national blue ribbon award-winning school district. Creekside Trace and Thackery Court are the only two streets in the neighborhood.
The homes were built between 1990-2003, range in size from 2,340 to 5,639 square feet (most homes being in the ~3,000-3,800 square foot range).
The highest sales price recorded was the sale of 8300 Creekside Trace for $710,000 in 2006.
