The market remained challenging in the 2nd quarter of 2011. I have been extremely busy, with buyers buying and offers on my listings but I do not see any real upward trend in pricing. In the past several market reports I have posted I have said that pricing is key and that is still true. But a close second to pricing when it comes to getting offers on your home is condition. Buyers are scrutinizing homes more than ever before and making offers that reflect their opinion of the condition of the property. Although there are many different reasons for selling...estates, divorce, relocation...it is important to present your home in the best light possible. If finances allow, try to make sure that the inside is a spotless as can be...think fresh paint and clean carpets, and that the landscaping is neat and appealing.

MacIntosh Farms Broadview Heights Ohio First Quarter Market Report 2011

My personal opinion is that the market has not been as robust as last year when we had the tax credit as an incentive but I do now see the market picking up a bit. Interest rates remain very attractive, and there are many homes to choose from, making it a great time to buy a home. For many sellers it remains a challenge to sell as prices are not rebounding much and in some areas still declining. Pricing is key going into second quarter.

Currently, there are 11 condos, 8 clusters, and 3 single family homes available in MacIntosh Farms Broadview Heights Oh.

MacIntosh Farms Broadview Heights Ohio 4th Quarter Market Report 2010

You can see from this report that condos experienced a downward trend for all 3 quarters while clusters and single family homes were a little more erratic. The likely explanation is that there were some short sale and bank owned homes that ultimately had lower list prices and lower selling prices. Recent activity in our office has been better with more buyers out looking, offers being written and the phone starting to ring. I am cautiously optimistic for the first quarter of 2011!
